Portfolio of HDB shophouses for sale at $21.1 mil

SINGAPORE (EDGEPROP) - A portfolio of four two-storey HDB shophouses is up for sale via expression of interest (EOI). The portfolio has a guide price of “around $21.1 million”, says marketing agent Knight Frank. The four shophouses are on Hougang Street 21, Bedok North Street 1, Marine Parade Central and Ang Mo Kio Avenue 6.

The shophouse at Hougang Street 21 has a strata area of 2,325 sq ft and about 54 years remaining on its lease. It is a five-minute walk to Kovan MRT Station. The shophouse on Bedok North Street 1 has a strata area of 1,604 sq ft and about 59 years remaining on its lease.

The shophouse at Marine Parade Central spans 1,507 sq ft, with a balanced leasehold tenure of around 55 years. It is close to the Marine Parade Central Market area. Meanwhile, the Ang Mo Kio Avenue 6 shophouse has a strata area of 1,593 sq ft and some 52 years remaining on its lease and is located opposite Ang Mo Kio Public Library.

The shophouses are currently tenanted and are available for sale with the tenancies, says Esther Sim, senior manager for capital markets (land and building, international real estate) at Knight Frank. “This portfolio of HDB shophouses will appeal to local investors looking for ready income,” she adds.

The EOI exercise for the portfolio will close on Oct 23 at 3pm.
