Developed jointly by Hong Kong-based Sino Group and Far East Organization, The Reserve Residences sits on a sprawling 346,439 sq ft site. It comprises 732 one- to five-bedroom apartments in eight residential blocks, more than 70 facilities, and about 160 serviced apartments.

Distinctive collection of residential units
Designed by award-winning Singapore-based architectural firm WOHA Architects, the development has four distinctive collections arranged in low- to high-rise residential blocks from level 4 to level 32, with roof-top gardens on levels 12 and 33.
The Reserve Residences Collection comprises 502 one- to three-bedroom units of 441 to 1,216 sq ft. Each unit is well-lit with natural light, and layout optimised for contemporary living with thoughtful storage solutions and flexible space for those working from home.
The Horizon collection comprises 167 three- to four-bedroom apartments ranging from 1,313 to 1,744 sq ft. Befitting its name, units at the Horizon collection are designed with full-height windows offering stunning vistas of the sky and nature. All units come with private lift access.

The limited-edition three- and four-bedroom Creekside homes, sized between 1,119 and 2,185 sq ft, come complete with balconies overlooking the pool or verdant greens. These exclusive 48 units are situated within the four low-rise blocks from levels 6 to 11. For added privacy, selected units have private lift access.
The premium Treetops collection, with just 15 luxurious four- and five-bedroom apartments, duplexes and penthouses, enjoy the grandeur of space of 2,486 to 3,003 sq ft coupled with a generous ceiling height of 3.2m. There are only five penthouses on the topmost level (level 32) with private lift access.
Catering to lifestyle needs
With over 70 recreational and communal facilities spread across seven levels, the lifestyle benefits of living in The Reserve Residences abound. Integrated development with transport hub adds value
According to PropNex Research’s data, integrated developments have a strong appeal to homebuyers, exacting a price premium of 14.7% to 29.3% compared to other residential projects in their neighbourhood. Rental premiums are even higher – from 21.1% to 61.5% – relative to developments in the surrounding area in 2022 to February 2023.

PropNex CEO Ismail Gafoor says: “There are very few integrated projects with a transport hub. Therefore, the demand is strong for these types of homes which command a premium in sales price. In terms of rentals, as it is more accessible than neighbouring homes, it is also able to draw rental rates of up to about 50% higher. Risk is also sheltered during a downtime.”
The first integrated development with a transport hub in the heart of Bukit Timah, The Reserve Residences has seen strong interest as demonstrated by the crowd of about 6,000 over the first weekend of previews.
