Sceneca Residence opens for preview on Jan 1 as the first new launch of 2023

SINGAPORE (EDGEPROP) - Joint developers MCC Singapore, Ekovest Development and The Place Holdings will open Sceneca Residence for preview on Sunday, January 1, 2023. The 268-unit condominium is part of Sceneca mixed-use development which includes the 20,000 sq ft Sceneca Square retail mall. The project is scheduled for launch a fortnight later on Jan 14.
Located at Tanah Merah Kechil Link, Sceneca will be directly connected to the Tanah Merah MRT Station via a sheltered linkway. “Sceneca Square will finally bring about a mall to Tanah Merah which it can call its own,” says Tan Zhiyong, CEO of MCC Singapore. “With direct MRT access, Sceneca will likely become the focal point of Tanah Merah where shoppers, visitors, commuters and nearby residents can congregate and transit, thereby injecting much vibrancy and excitement into the neighbourhood.”

MCC Singapore and its joint venture partners purchased the site at Tanah Merah Kechil Link in a government land sale in November 2020. They had won the site with a bid of $248.99 million ($930 psf per plot ratio). Sceneca will be MCC Singapore’s third mixed-use development project, the first being The Poiz Residences and The Poiz Centre (directly connected to Potong Pasir MRT Station), as well as One Bernam in Tanjong Pagar which is currently undergoing construction.

Inspired by the Tanah Merah (“red soil” in Malay) location, Sceneca, designed by award-winning ADDP Architects, will have a terracotta façade with modern steel details. The project is poised to become an iconic landmark of Tanah Merah.

The development has a mix of one- to four-bedroom units with sizes ranging from 463 sq ft to 1,518 sq ft, with four 4-bedroom penthouses of 2,400 to 2,756 sq ft. Prices range from $958,000 ($2,069 psf) for a one-bedroom unit to $1.085 million ($2,017 psf) for a one-bedroom plus study; from $1.33 million ($1,962 psf) for a two-bedroom and $1.48 million ($1,965 psf) for a two-bedroom plus study; from $1.765 million ($1,952 psf) for a three-bedroom; and from $2.985 million ($1,966 psf) for a four-bedroom.
The 14- and 15-storey residential towers are set back from the Tanah Merah MRT station and its passing trains. Residential units start from the third storey, above the retail mall and street level. The single-storey Sceneca Square will feature a curated mix of cafes, restaurants, shops and a 10,000 sq ft new-to-market supermarket. Fronting the mall is an event plaza which can host pop-up stalls, bazaars and events.

Sceneca Residence has a mix of 48 facilities including a 50m lap pool, family lounge, clubhouse, function room and party pavilion. The clubhouse includes a well-equipped pantry, built-in microwave, vending machine and privacy pod for working or studying from home. The function room is equipped with a kitchenette which features an island counter with built-in sink.
All residential units will feature bathroom fixtures from Swiss brand Geberit and Italian brand Newform, as well as Swiss brand Franke kitchen sinks and Italian brand Smeg kitchen appliances. They will also be equipped with a multi-access Häfele digital lockset and smart home system by Fermax.

The project will appeal to both singles and families given its convenience. It is just one MRT stop from Changi City Point, Bedok Mall, Singapore Expo and Changi Business Park; two stops from Tampines Mall, Our Tampines Hub, Tampines Regional Centre and Changi Airport; as well as three stops from White Sands, Downtown East, Pasir Ris Park and Laguna National Golf Resort Club.

Schools within 1km are St Anthony’s Canossian Primary School, St Anthony’s Canossian Secondary School, Bedok Green Primary School and Anglican High School, with Temasek Primary School, Temasek Secondary School and Temasek Junior College within 1km to 2km. Other nearby schools include Victoria Junior College, Singapore University of Technology and Design and United World College of South East Asia (East Campus).
