Sculptura Ardmore unit sold for record $6,193 psf

A resale transaction at Sculptura Ardmore, the luxury freehold development by SC Global in Ardmore Park, has set a new psf-price high for the development, along with being the seventh most expensive condo deal by psf-price to date in Singapore.
The new benchmark was achieved by a 3,229 sq ft, four-bedroom unit on the 31st floor, which changed hands for $20 million, or $6,193 psf, on Nov 7. URA Realis data shows that the buyer is a Singaporean citizen.
This is the second time a unit at Sculptura Ardmore has transacted above $6,000 psf. In June, a 3,326 sq ft, four-bedroom unit on the 26th floor changed hands for $20 million, or $6,013 psf.

With the latest deal at Sculptura Ardmore, the number of condo units in Singapore sold above $6,000 psf has risen to 11, five of which were transacted this year. These include the second and third most-expensive condo units to date by psf-price: a 5,899 sq ft unit at Park Nova was sold for $3.89 million ($6,593 psf) on Jan 21, and a 1,798 sq ft Aman-branded residence at The Skywaters fetched $11.69 million ($6,501 psf) on Oct 8.
Located in prime District 10, Sculptura Ardmore is a 36-storey freehold residential tower that was completed in 2014. It has 34 apartments, comprising largely of four- and five-bedroom units ranging from about 2,800 sq ft to 4,700 sq ft. There are also four premier apartments that come with private lap pools, spanning from 4,200 sq ft to 10,300 sq ft.
Caveats lodged show that the luxury residential tower has seen seven resale transactions since 2017, including the recent transaction on Nov 7. The units sold are sized from 2,982 sq ft to 3,584 sq ft, with psf-prices from $4,171 to $6,193. On an absolute basis, prices were from $12.44 million to $20 million.
The Nov 7 Sculptura Ardmore transaction emerged at the top of the list of condo deals that set new psf-price highs during the period of Nov 4 to 11. Parc Esta ranked second on the list, with the sale of a four-bedroom unit on Nov 11. The 1,119 sq ft unit changed hands for $2.9 million, or $2,591 psf, on Nov 11.
The new high beats the previous record set two months prior, when a 1,227 sq ft four-bedder was sold for $3.16 million ($2,575 psf) on Sept 12.
Parc Esta is a 99-year leasehold condo that was completed in 2022. It is situated in District 14, along Sims Avenue, opposite Eunos MRT Station on the East-West Line. Comprising nine towers, it has 1,399 apartments, offering a mix of one- to five-bedroom layouts ranging from 420 sq ft to 1,604 sq ft.
Parc Esta has recorded 112 resale transactions to date this year. In terms of absolute price, the highest sale was for a 1,410 sq ft, four-bedroom apartment on the 18th floor that fetched $3.38 million ($2,397 psf) on Oct 30.
Amber Skye also achieved a new psf-price this week. This comes with the sale of a two-bedroom apartment measuring 1,119 sq ft on the seventh floor for $2.85 million, or $2,546 psf, on Nov 11. This is a marginal increase from the development’s previous high of $2,503 psf established in January 2018 when a 527 sq ft one-bedder was sold for $1.32 million.

Completed in 2017, Amber Skye is a 22-storey freehold apartment comprising 109 units. Situated in District 15, along Amber Road, the development has close access to Tanjong Katong MRT station (Thomson-East Coast Line) with the MRT exit right at its doorstep. Other amenities nearby include East Coast Park, Katong Shopping Centre and The Odeon Katong. Amber Skye has one- to six-bedroom units spanning from 527 sq ft to 5,177 sq ft.
The development has seen seven resale transactions so far this year, with an average price of $2,240 psf.
