Seaside Residences hits new price high of $2,734 psf

Seaside Residences, a 99-year leasehold condo along Siglap Link in District 15, topped the list of condos that achieved a new psf-price high over the week of March 10 to 17. A two-bedroom unit, measuring 786 sq ft, on the 12th floor changed hands for $2.15 million on March 13, setting a new high of $2,734 psf for the condo.

The price surpasses the previous record of $2,700 psf that was set at Seaside Residences in December 2025, when a 1,259 sq ft, three-bedroom unit was sold for $3.4 million. The unit sold on March 13 also marks the second time a unit at the condo has been transacted for at least $2,700 psf.
Seaside Residences is an 841-unit residential development that was completed in 2021. It comprises four 27-storey towers and most of its units have views of East Coast Park and the sea. The apartments span a mix of studios and one-bedroom-plus-study to five-bedroom units, ranging from 424 to 2,690 sq ft. The condo is a short walk from Siglap MRT Station on the Thomson-East Coast Line.

To date, Seaside Residences has seen a total of 10 transactions this year. The units sold, ranging from 506 to 1,259 sq ft, were transacted at an average price of $2,397 psf.
Stirling Residences also hit a new psf-price high during the week in review. This comes with the sale of a three-bedroom unit, spanning 1,055 sq ft, on the 27th floor for $2.87 million on March 17, which works out to $2,719 psf.

This is marginally higher than the prior record, which was set just over a month earlier. On Feb 9, another 1,055 sq ft, three-bedroom unit changed hands for $2.86 million, or $2,711 psf. Similar to Seaside Residences, only two units have been transacted for at least $2,700 psf at Stirling Residences.
Situated on Stirling Road in District 3, Stirling Residences is a 99-year leasehold development with 1,259 units. The mega development, which comprises three high-rise towers of 38 to 40 storeys, was completed in 2022. The condo is within walking distance of Queenstown MRT Station on the East-West Line, while malls such as Anchorpoint and Ikea Alexandra are also in the vicinity.
Since its completion, Stirling Residences has recorded steady price growth. In 2022, it recorded 76 transactions, comprising mostly sub-sale deals, at an average price of $2,148 psf. In comparison, the condo logged 116 transactions in 2025 at an average price of $2,389 psf. This year, it has seen 17 resale deals so far at an average price of $2,474 psf.
Goldenhill Park Condominium emerged third on the list of condos that hit new psf-price highs over the week in review. This comes with the sale of a 1,313 sq ft, three-bedroom unit for $3.3 million, or $2,513 psf, on March 16.

This is the first time a unit at the development has crossed the $2,500 psf threshold, surpassing the previous record price of $2,368 psf set in October last year, when a three-bedroom unit measuring 1,335 sq ft fetched $3.16 million.
Goldenhill Park Condominium is a freehold development located on Mei Hwan Drive, off Ang Mo Kio Avenue 1 in District 20. Completed in 2004, the condo houses 390 units of two- to four-bedroom apartments occupying between 926 and 2,928 sq ft. The condo is close to Lorong Chuan MRT Station on the Circle Line.
The unit sold on March 16 is the first apartment to change hands at Goldenhill Park Condominium this year. Last year, the development registered six resale deals, where the units were transacted at an average of $2,261 psf.
No new psf-price lows were recorded during the week.
