New prime residential developments in Perth typically cost 40% to 70% less than comparable projects in Sydney or Melbourne. This value proposition is even stronger for projects like Sevens Como, located near the city centre and features prime riverside views of the Swan River.
Savvy investors also see the potential for currency arbitrage by investing in Perth's real estate market. This allows them to capitalise on medium-term currency gains while enjoying the long-term advantages of a robust rental market.
Perth's housing market exhibits notable rejuvenation, particularly in neighbourhoods like Como, earmarked for redevelopment. The last time Perth's real estate market experienced such growth momentum was during the 2010s, fueled by a vibrant mining boom that kickstarted the state's economy.

Western Australia faces a severe housing shortage that has reached crisis levels. The situation is exacerbated by a surge in economic activity and investment after Australia reopened its borders after the Covid-19 pandemic.
This surge in residential housing demand, coupled with a resumption of Australia's migration program, has led to an overall increase in housing demand and higher rental demand amid a tight housing supply situation in the state's property market.

Como, a rejuvenated riverside suburb

Tapping into its real estate expertise, Sevens Group identified the Como suburb to capitalise on the expected housing boom in Perth. Como is just 6km south of the Perth central business district and Sevens Como is on a prime corner plot that spans 16,000 sq ft with three street frontages.

This has been made possible by updating urban planning and city regulations that have unlocked redevelopment opportunities that were previously off-limits.
As a result, riverside neighbourhoods — including the suburb of Sevens Como — have been a focus of revitalisation efforts and the latest urban planning initiatives.

Making waves

Sevens Como comprises nine townhouses and three apartments. There are two 4-storey townhouses and seven 3-storey townhouses and units will range from 2,174 sq ft to 2,840 sq ft. Meanwhile, the one- and two-bedroom apartments range from 1,184 sq ft to 1,754 sq ft.
Each townhouse and apartment will boast stunning views of the nearby Swan River and Canning River. Additionally, every townhouse has a private garage capable of accommodating two cars.
This convenient parking arrangement allows residents to take full advantage of the extensive highway network, facilitating easy commuting into the city and exploring the broader Western Australia region. Construction of Sevens Como is set to begin in the second quarter of 2024 and wrap up by the first quarter of 2026.
