A healthy pipeline ahead
While Sevens Group already has a reputation of building well-constructed homes, the group is tapping on its ever-improving expertise for its future projects. Notable projects in the pipeline include two huge, multi-dwelling freehold developments located at East Coast Terrace and Mountbatten Road and two freehold, semi-detached homes in District 10.
The Mountbatten Road development will feature six luxurious two-storey semi-detached homes with a mezzanine, an attic a pool and a lift. The development is within a 300m walking distance to the upcoming Tanjong Katong MRT station on the Thomson East Coast Line and will be reasonably priced between $7.5–9 million.
The East Coast Terrace Development is within a 800m radius to the upcoming Marine Terrace and Siglap MRT stations on the Thomson East Coast Line. The three-storey development comprises a detached and four semi-detached homes with a mezzanine, an attic a pool and a lift.

The two semi-detached homes in District 10 are scheduled for completion by end 2022 and will be fitted with top-of-the-line appliances, sanitaryware and fittings from the likes of VZug, Bravat and Gerberit. A short walk five to seven-minute walk from either of the semi-detached home takes one to the bustling Orchard belt and Orchard MRT where a plethora of amenities await. Major expressways such as the Central Expressway (CTE) and Pan Island Expressway (PIE) are also just around the corner from this development, so the rest of the island is right at your doorstep. Both homes are also within 15 minutes’ drive to the upcoming Health City at Novena, a major healthcare transformation which will offer the full range of holistic care experiences for the residents in the central region of Singapore.
Glamour at 12 Jalan Arnap was acquired in July last year and is currently being developed into a two-storey semi-detached with a mezzanine and an attic. The home sits on a lofty 3,156 sq ft of land with a built up of over 8,200 sq ft and houses a full basement that fits up to six cars comfortably. Glamour welcomes its residents with a double-volume ceiling, an open-plan living and dining, 5 en suite bedrooms, a pool and a lift for easy accessibility. The property is currently on the market for $12.53 million ($3,970 psf).

Meanwhile, Futura, at 5 Lengkok Merak, located some five-minutes’ walk from 12 Jalan Arnap, is currently being developed into a two-storey semi-detached home with a mezzanine and an attic. Nestled on 3,622 sq ft of land boasting over 9,100 sq ft of living space featuring a column-free living and dining, six en suite bedrooms, a feature dry kitchen, multiple entertainment areas and a swimming pool which spans the living and dining areas, giving its homeowner’s pool views throughout. The property is currently on the market for $13.22 million, translating to approximately $3,650 psf.
“Despite the competition within the vicinity, we have been receiving constant interest from numerous potential buyers for both developments, this is a testament to our reputable track record of quality landed homes” says the developer.

Asides this, the group has a healthy development pipeline of close to 40 plots spread across Districts 4, 9, 10, 13, 15, 16 and 18 which will come onto the market in due course.
Continued expansion overseas
In Australia, the group is currently in the planning stages for the redevelopment and rejuvenation of a heritage site. While unable to reveal more details, it says that the future development will be “one of Australia’s most famous upcoming tourist hubs” and will feature a floating hotel, world-renowned restaurants, private marinas and social clubs.
Sevens Group has recently acquired the last plot of prime elevated land and is planning to develop a 120-unit condominium with commercial units facing the Swan River in the south west of Western Australia. With a height of up to 12 storeys, its future residents can expect 360 degree unblocked views and a full fledge of facilities such as a multi-storey carpark, a swimming pool, meeting and games room. The future development is approximately 1km away from the Crown Casino and 4km to Perth’s Central Business District and will be serviced by numerous public transport options including the Burswood Train Station which is a walkable 800m, and five bus lines with stops only 400m away.
While the developer used to acquire single plots of land to build homes on, with time and mastery of skill, it has expanded its portfolio to include multi-dwelling units. With the cohesion of its different business units, Sevens Group banks on weaving an ever-growing tapestry of homes that blend in with the landscape, pushing the envelope of revolutionary design with each new build.
A robust demand for quality and space
Despite the pandemic, Sevens Group has sold a number of its esteemed properties in its pipeline. This is a testament to the quality of its built products, the assets’ strategic location, and the resilient value of its properties amid a backdrop of economic uncertainty.
“With limited supply and constant demand, this guarantees that the prices of brand new landed properties will always increase. Research shows that prices of landed properties have been steadily increasing despite short-term price fluctuations,” says the developer.
Sevens Group’s gamut of projects include The Sixth Collection and Wonder.
The Sixth Collection is nestled in the Bukit Timah neighbourhood, and features a detached home and a pair of semi-detached properties on a 999-year leasehold site located to a range of amenities, transportation nodes and renowned educational institutes. Each home includes a mezzanine, an attic, a pool and a lift. The entire development was completely sold in less than two months.

Located at 8 Jalan Jamal, 10 and 12 Fourth Street off Upper East Coast Road, Wonder features a pair of corner terraces and an intermediate terrace built on elevated land, offering expansive panoramic views of the East Coast neighbourhood and are within walking distance to amenities and top schools and the future upcoming Siglap MRT station on the Thomson East-Coast line. The entire development was sold off-plans within three months.
The corner terraces are designed with a double-volume ceiling featuring a lap pool hugging the boundary of each home, boasting continuous pool views throughout.
Elsewhere in Australia, Sevens Group has fully sold and completed five and two-storey landed-style apartments in Perth’s picturesque suburb of Mosman Park, 13km from the Central Business District. Named Leonards + Lane, the homes boast premium interior finishes and contemporary architecture, providing homeowners with a unique terrace-living experience.

The homes are a one-minute walk to Mosman Park train station, positioned between the Swan River and Cottesloe Beach, and are also a stone’s throw away from some of Perth’s most prestigious schools, which include Iona Presentation College, St Hilda’s Anglican School for Girls and Mosman Park Primary School. An abundance of endless culinary choices at Boatshed Markets, Coles Supermarket and the cornucopia of restaurants with cuisines from around the world are within close proximity.
Humble beginnings
Sevens Group’s series of successful projects are evidence of the group’s purposeful structure. Today, the group has grown to a team of close to 50 staff in various departments, boasting its own in-house architect, project management, quantity surveyor, interior design and sales teams. Without outsourcing its services to third party businesses, this allows Sevens Group to manage the end-to-end process, from acquiring the land, to designing, marketing and selling the properties, ensuring that challenges faced can be adapted to nimbly.
Sevens Build is the group’s design and build consultancy arm and has been certified by the Building and Construction Authority, (BCA). The key focus of Sevens Build is to create bespoke experiences for their client’s design and build, redevelopment, renovation, and interior design requests. It has recently secured a long pipeline of projects from homeowners. These include the redevelopment of a detached home at Branksome Road, the redevelopment of a semi-detached house at Peach Garden and Lorong K Telok Kurau, and the design and renovation for two semi-detached homes and an intermediate terrace at Meyer Road, Siglap Road and West Coast Grove respectively.
Aside from rendering its services, Sevens Build serves as the developer’s construction and project management arm, overseeing the rebuilding, reconstruction, renovation and interior design of Sevens Group’s clients’ homes. The business function services renovations requests from homeowners. “By having this ecosystem of synchronising both the development arm and construction arm, we are able to value add to our homeowners,” notes the developer.
