Sevens Group achieves 40% sales of The Carrara during pre-launch preview

The Carrara, a flagship landed development in District 15 has already seen two units snapped up by discerning buyers — a testament to the appeal of these highly desirable homes. The properties, located at 801 and 803 Mountbatten Road, were sold for around $3,000 psf, based on their respective land areas of 3,016 sq ft and caveats lodged.
Four more homes, located at 805, 807, 809 and 811 Mountbatten Road, are still available, offering a rare opportunity for buyers to purchase a distinguished property in a coveted residential enclave. Three homes (at 805, 807 and 809 Mountbatten Road) each feature six bedrooms, occupying land areas ranging between 2,675 sq ft to 3,016 sq ft with built-up areas between 5,530 sq ft to 6,400 sq ft. The fourth home (811 Mountbatten Road) features four en-suite bedrooms and occupies a land area of 2,294 sq ft with a built-up area of 4,700 sq ft.
The collection of six luxurious, freehold semi-detached homes is located along Mountbatten Road, just a stone’s throw away from the Katong and East Coast enclave that offers countless amenities. It is also less than 300 metres away from the upcoming Tanjong Katong MRT Station on the Thomson-East Coast Line, slated to open next year. The properties, priced at around $3,000 - $3,300 psf on the land area, offer a reasonably-priced proposition for buyers looking for a brand-new landed home. Recent resale transactions of landed property within a 2km radius of The Carrara show that prices for these homes — many of which are older — exceed $2,000 psf. On Nov 29, 2022, a freehold semi-detached home just off Mountbatten Road, was sold for $7.5 million ($2,204 psf).
Meanwhile, new landed properties in District 15 are going for asking prices of up to around $3,900 psf based on a search of current listings. In comparison, The Carrara offers an attractive proposition within the market for a brand-new home in a mature and established neighbourhood.

Best of District 15 living

Buyers will be drawn to The Carrara, given its enviable location. Located at the heart of District 15, residents will have easy access to many eateries, shops and cafes that dot the Katong, East Coast and Joo Chiat areas. Parkway Parade, i12 Katong and PLQ Mall are also within a short distance, while the nearby East Coast Park offers extensive recreational amenities.
The Carrara’s proximity to the upcoming Tanjong Katong MRT Station is also a standout attraction. Upon completion of all stages of the Thomson-East Coast Line in 2025, travel time to the CBD and other areas will be significantly reduced, boosting accessibility. In addition, with homebuyers placing a premium on homes with good connectivity, The Carrara’s superb location near an MRT station will bolster its value and potential appreciation over the long term.

The Carrara will hold extra appeal for families given the number of reputable schools nearby. Primary schools nearby include Tanjong Katong Primary School, CHIJ (Katong) Primary, Haig Girls’ School, Kong Hwa School and Tao Nan School. Secondary schools nearby include Tanjong Katong Girls’ School, Dunman High School, Chun Cheng High School and Victoria Junior College.

Resilient market

The landed property market continued to see prices grow in the last year. According to data compiled by Knight Frank Research, private landed homes saw a 9.5% increase in prices in 2022, based on flash estimates released by URA on Jan 3.
While recent property cooling measures and rising interest rates have tempered market activity to an extent, prices are expected to continue growing in 2023, albeit at a moderated pace. This is due to solid fundamentals that continue to bolster the market, including healthy demand from homebuyers and a tight supply of new private homes. In addition, construction costs, which saw a sharp spike during the pandemic due to labour shortages and supply chain disruptions, remain elevated while land prices remain steady, further supporting an outlook where prices remain firm.
