[Update] Sheriff’s sale of two townhouses at 8 Nassim Hill for $8.2 mil each

SINGAPORE (EDGEPROP) - At luxury development 8 Nassim Hill, two intermediate townhouses were put up for auction by Knight Frank on Dec 9. They were both sheriff’s sales, and subject of a dispute between two parties.
According to Knight Frank, the properties will be sold with vacant possession on an as-is-whereis basis. Foreigners are also eligible to purchase these properties.

Each of the three-storey, four-bedroom townhouses has a guide price of about $8.2 million. One unit has a floor area of 4,208 sq ft and the price translates to about $1,949 psf, with a monthly maintenance fee of about $1,800. The other townhouse has a floor area of 4,542 sq ft and the price translates to $1,805 psf, with a monthly maintenance fee of about $1,950.
Each townhouse features separate entrances to the basement carpark and ground-floor entryway, as well as a private garden and a swimming pool. Each house also has a private lift that serves each floor.
On the ground floor, the main entrance opens to the living and dining room which features a double-volume ceiling. The living room is also connected to the private swimming pool. The wet kitchen is beside the dining space, and the kitchen also leads to the garden at the back of the townhouse.
Two bedrooms are on the second floor, including the en suite master bedroom with a walk-in wardrobe. Two other en suite bedrooms are on the third floor.

8 Nassim Hill is a freehold development in the upscale Tanglin residential neighbourhood in prime District 10. The development is close to attractions such as the shopping malls in the Tanglin/Orchard Road stretch, the upcoming Orchard Boulevard MRT Station and the Singapore Botanic Gardens.
Other prime residential neighbourhoods close to 8 Nassim Hill include Cuscaden Road, Orchard Boulevard, Nassim Road, and Ardmore Park. The development is also close to several embassies along Napier Road, Camden Medical Centre, and Gleneagles Hospital and Medical Centre.

8 Nassim Hill was developed jointly by Singapore-listed BBR Holdings and privately-held Shing Kwan. Completed in 2010, it contains just 16 exclusive townhouses. Based on URA caveats, the larger (4,542 sq ft) of the two townhouses for sale was purchased from the developer for $12.2 million ($2,686 psf) in January 2011. Meanwhile, the other townhouse was bought for $12 million ($2,851 psf) in August 2010.
The most recent transaction at 8 Nassim Hill occurred eight years ago when a 3,229 sq ft unit was sold for $8.03 million ($2,486 psf) by the developer in September 2013.

On a psf basis, the lowest price was achieved by the sale of a 4,338 sq ft townhouse that fetched $10 million ($2,305 psf) in July 2013. On the other hand, the most expensive transaction saw a 3,316 sq ft townhouse sold for $19.99 million ($3,316 psf) in November 2007.
Only a handful of luxury developments in the area feature similar townhouse or maisonette units. The closest development in the area that also offers this type of property is Tanglin Residences along St Martin’s Drive. This development is beside 8 Nassim Hill.
Completed in 2005, Tanglin Residences consists of 33 apartment units in a four-storey block, and separately, 10 townhouses. The condo units comprise two- to four-bedders of 1,023 to 2,530 sq ft, while the five-bedroom townhouses are 4,865 to 6,179 sq ft. A 4,930 sq ft townhouse in Tanglin Residences, at 31 St Martin’s Drive, was sold for $8.16 million ($1,656 psf) on Nov 26 this year.

Two other townhouse units changed hands in 2020. The 4,930 sq ft unit at 33 St Martin’s Drive fetched $6.9 million ($1,400 psf) on Sept 4, and the 5,048 sq ft unit at 41 St Martin’s Drive was transacted at $8 million ($1,585 psf) on Nov 6.
