A two-storey conservation shophouse at 81 Tras Street has been launched for sale by expression of interest (EOI) with a guide price of $15 million. The shophouse, which has an attic and roof terrace, has an estimated total floor area of around 4,510 sq ft. The guide price works out to $3,326 psf.
The shophouse occupies a land area of 1,626 sq ft that is zoned for commercial use, with a 99-year leasehold tenure from 1994.

The shophouse has planning approval for restaurant use on the first and second storeys, and is currently tenanted by Italian restaurant Pasta Brava. Features include a high ceiling on the first floor and an internal airwell that supplies natural light.

The shophouse is 180m away from Tanjong Pagar MRT Station (on the East-West Line) and 360m away from Maxwell MRT Station (Thomson-East Coast Line). It is also within walking distance of the upcoming Prince Edward Road MRT Station (Circle Line) that is slated to open in the first half of this year.
ETC, a member of Realion Group, is handling the sale. “Tras Street, within the Tanjong Pagar precinct, has firmly established itself as one of Singapore’s most vibrant city enclaves,” observes Swee Shou Fern, ETC’s head of investment advisory.
Swee adds: “Conservation shophouses with F&B approval in this area are especially sought after, given their scarcity, resilient tenant demand and the ability to capture both office crowds and tourist footfall.”
The EOI exercise will close on Feb 10 at 3pm.
