UOL to preview Clementi project Clavon on Nov 28, prices from $1,475 psf

SINGAPORE (EDGEPROP) - Mainboard-listed property developer UOL Group will preview its latest residential project, Clavon, on Saturday, Nov 28. The developer says it plans to launch the project for sale after a two-week preview and prices will start from $1,475 psf.
Located on Clementi Avenue 1, the 640-unit development is also down the road from The Clement Canopy, a 505-unit residential development by UOL Group that was completed last year and is fully sold.

Clavon is close to schools and tertiary institutions in the Kent Ridge area including the National University of Singapore and Yale-NUS College. Other nearby schools include Nan Hua High School, Anglo-Chinese School (Independent), and Fairfield Methodist Primary School.

The 99-year leasehold Clavon comprises two 37-storey towers in a north-south orientation that maximises the surrounding unblocked views. The condo will have a mix of one- to five-bedroom units of 527 to 1,690 sq ft. One- and two-bedroom units make up about 56% of the total number of units.
All units feature flexible spaces and layouts. One-bedroom units come with an attached study for home-office use, and three-bedroom units feature a flexible-space room that can be utilised as a home office, study, or work-out area.

“Clavon is a next-generation product, designed in response to changing lifestyles. The development offers innovative layouts and solutions that incorporate key elements of work-from-home within the units and gives buyers the opportunity to mould their interiors into personalised and functional spaces where work and living co-exist,” says Liam Wee Sin, UOL group CEO.
One-bedroom units will be priced from $800,000; two-bedroom units from $1 million; three-bedroom units from $1.45 million; four-bedroom units from $1.9 million; and five-bedroom units from $2.5 million.

Clavon’s landscape design capitalises on the sloping terrain and the condo features a series of terraced landscape decks with pools and gardens. The condo will also feature a gym and co-working spaces within the clubhouse, a 50-m infinity pool on the ground floor, and children’s play areas.

According to Jesline Goh, UOL’s chief investment and asset officer, the launch of Clavon comes as the group’s other residential projects in Singapore such as The Tre Ver and Amber45 are almost fully sold, while its Avenue South Residences is about 55% sold since its launch last September.
