The Woodleigh Residences: Jewel of the Bidadari Estate

SINGAPORE (EDGEPROP) - The Woodleigh Residences, located on Bidadari Park Drive in District 13, is developed by a 50:50 joint venture between Singapore Press Holdings (SPH) and Japanese property developer Kajima Development.

Launched in May this year, the 99-year leasehold development comprises 667 residential units, and is part of an integrated development with The Woodleigh Mall, the Woodleigh MRT Station on the North-East Line, and also Singapore’s first underground bus interchange station.

In addition, a 64,583 sq ft Community Club and a 23,573 sq ft Neighbourhood Police Centre will be included as part of the integrated development. This is done in collaboration with the People’s Association and the Singapore Police Force respectively.

Dubbed the “Jewel of the Bidadari Estate Master Plan”, The Woodleigh Residences is described by the developer as “Singapore’s only premium integrated development built with Japanese craftsmanship,” with a “nature-inspired” concept.

On Oct 18, The Woodleigh Residences won the Sustainability Excellence award at the EdgeProp Singapore Excellence Awards 2019.

According to the HDB’s masterplan for the Bidadari Estate, most of the flats in the adjacent plots have predominantly a north-south orientation. However, DP Architects, as the design architect for The Woodleigh Residences, deviated from this norm.

Instead, the development takes on an east-facing, U-shaped configuration, which overlooks the picturesque Bidadari Park and Alkaff Lake across Bidadari Park Drive. More than three-quarters of the residential units are facing Bidadari Park and Alkaff Lake, and have unobstructed views from the third level.

More prominent is a Green Bridge – an overhead bridge across Bidadari Park Drive that sits atop Bidadari Park – where residents can exclusively enjoy the indoor onsen. The development is also next to the Heritage Walk, which is lined by conserved raintrees.

Located at the junction of Upper Serangoon and Upper Aljunied Road, this project sits on a 273,847 sq ft plot of land. A range of units are offered, from 570 sq ft two-bedders, to 1,475 sq ft four-bedroom units. Some of the four-bedroom units come with a flexible space where the partition wall can be removed to create a bigger room. A soft and natural warm-toned colour palette will be used for the facades and architectural elements, notes the developer.

At The Woodleigh Residences, notable features include a cascading urban farming area, Japanese-inspired pavilions, an infinity family pool with views of Alkaff Lake, an open green area, and Japanese-style activity rooms with tatami floors.

The development was launched for sale on the weekend of May 11 and 12. Kajima Development and SPH saw 70 units sold, with the majority of the transacted units being two- and three-bedders. Three four-bedders were sold as well.

According to the developer, The Woodleigh Residences is targeted at young couples, retirees, investors, and especially “multi-generational families who will be attracted to the convenience of living in an integrated development”.

According to caveats lodged with URA Realis, there have been 149 transactions made at the development as at Oct 22, with an average psf price of $1,877. The latest transaction involves a 689 sq ft unit on the sixth floor, which was sold for $1.28 million ($1,864 psf) on Oct 13. Before that, a same-sized unit on the fourth floor went for $1.27 million ($1,849 psf) on Oct 7.

The Woodleigh Residences is expected to be completed in 2022.
