Here is this week’s data-led look at Singapore’s property market, covering record transactions, rental benchmarks and the most searched homes on EdgeProp. The following insights are compiled based on data from EdgeProp Buddy, URA Realis and data.gov.sg, downloaded as of March 30.
Which condo new launches saw the most transactions? Rivelle Tampines EC snagged the pole position with 457 deals recorded during the 14-day period as of March 30. Developed by Sim Lian Group, the executive condominium in District 18 debuted in late March and achieved an average selling price of $1,893 psf, with an additional 3% for units sold under the deferred payment scheme. It set a new record high for EC launches.
The project with the second-highest volume of transactions was Coastal Cabana EC in District 17, with 69 transactions during the period in review. The 748-unit development, along Jalan Loyang Besar in Pasir Ris, commenced sales this January with units moving at an average of $1,734 psf then.

Parktown Residence in District 18 and The Sen in District 21 followed with six deals each. Other new launches that made the list included Chuan Park (four transactions), Narra Residences (four), Promenade Peak (four) and Tenet (three).
As for the priciest non-landed homes sold, a 10th-storey unit at Le Nouvel Ardmore came in first place for the 14-day period, fetching $19.5 million or $5,074 psf. The seller made a profit of $3.51 million from the transaction, as EdgeProp Singapore reported. Located in prime District 10, the luxury freehold development has just 43 units.
The second most expensive condo deal during the fortnight was for a unit on the fifth floor of Bishopsgate Residences, sold for $15 million or $3,256 psf. The 31-unit freehold development is likewise located in District 10.
Next, two units on the fifth floor at 32 Gilstead went for about $14.5 million each, or around $3,434 psf, on the same day. The low-rise, freehold boutique project features only 14 large, four-bedroom residences. It was launched in 2024 and is tucked away in a quiet enclave off Newton Road and Dunearn Road in prime District 11.
Meanwhile, Singapore’s overall private residential property price index rose by 0.3% q-o-q in the first quarter of 2026, according to URA flash estimates published on April 1. In the non-landed segment, prices went up by 1% q-o-q during the quarter.
Transaction volumes of private homes in Singapore softened, with a total of 4,041 transactions recorded up to mid-March, 39.7% lower than the 6,699 transactions registered in the fourth quarter of 2025, the flash estimates showed.

Over the past fortnight alone, the most transacted resale condos logged two deals each, based on data downloaded as of March 30. These projects include 8@Woodleigh, Kingsford Waterbay, Caspian, Riverfront Residences, Euhabitat, and Martin Modern.
Meanwhile, in the rental market, the most popular rented condos in the Rest of Central Region (RCR) was Normanton Park in District 5 with 121 rental deals, based on latest available data.
This was followed by Sims Urban Oasis in District 14 with 43 rental transactions. Other popular rented condos in the RCR included Piccadilly Grand in District 8 with 34 deals, as well as Avenue South Residence in District 3 with 32.
What about rents for condos in the RCR? A unit at Pandan Valley in the Ulu Pandan area within District 21 commanded the highest rents in the region at $16,600 per month ($3.65 psf), based on latest available data.
A unit at Amber Skye in Tanjong Katong in District 15 brought in a monthly rent of $15,000 ($5.08 psf).
Reflections At Keppel Bay, located in District 4 and near Telok Blangah MRT Station, followed with a rental transaction at $14,200 ($5.57 psf) per month. Another apartment at Reflections At Keppel Bay also made the list with its $12,000 ($6.15 psf) monthly rent.

Other condominiums fetching some of the highest rents include Camelot By-The-Water, Pebble Bay, Aalto, Riviere and The Interlace. Their monthly rates ranged from $11,800 to $14,000.
When it comes to the volume of searches on EdgeProp Singapore over the last seven days, the most searched new-launch condos for sale included W Residences Marina View - Singapore in District 1, Pinery Residences in District 18 and River Modern in District 9.
Meanwhile, the most searched resale condos for sale in the last month included Normanton Park in District 5, Avenue South Residences in District 3 and Reflections At Keppel Bay in District 4.
Meanwhile, the most popular condos among prospective tenants, based on search volume, included High Park Residences in District 28, Midwood in District 23 and the Tiong Bahru Estate apartment development in District 3.
In the landed residential segment, the highest-priced transaction in the past fortnight, based on data downloaded as of March 30, was for a house on Broadrick Road, which is off Mountbatten Road and near East Coast Park. The property changed hands for $15.3 million or $2,220 psf in late March.
Meanwhile, on Lynwood Grove a landed home was sold for $13 million or $2,713 psf.
And in Bukit Timah, a house along Greenwood Avenue off Dunearn Road fetched about $6.06 million or $3,407 psf.
In the overall landed property segment in Singapore, prices fell 1.8% q-o-q in the first quarter of 2026, based on URA’s flash estimates. This reversed from the previous quarter, when prices had risen 3.4%.
Turning our attention to the rental market for landed property within the Outside Central Region (OCR), a house along Lynwood Grove — close to Lorong Chuan and Braddell Road in District 13 — was leased out for $17,000 ($4.53 psf) per month, based on latest available data.
The second-highest rent recorded was $16,900 ($2.94 psf) per month for a house on East Coast Avenue, near Marine Parade Road and Siglap Road in District 15.
Following closely was a landed property on Bodmin Drive in the Serangoon Gardens estate in District 19, which commanded $16,000 ($4.92 psf) in monthly rent.
Nearby, two houses on Conway Circle were leased out, with one fetching $14,500 ($5.27 psf) while the other is bringing in $12,800 ($5.69 psf) per month.
In Singapore’s public housing resale market, one of the most expensive deals involved a flat at Block 273A Bishan Street 24. Located on the 25th to 27th storeys, it was sold for $1.58 million ($1,223 psf) on March 26.
Other units that made the list of highest-priced HDB resale transactions, based on data downloaded as of March 30, included two flats at The Peak @ Toa Payoh — a Design, Build and Sell Scheme (DBSS) development along Lorong 1A Toa Payoh. One of these flats is located at Block 138B, fetching $1.52 million ($1,238 psf), while the other is at Block 139B and sold for $1.51 million ($1,199 psf).
Looking at the overall HDB resale market, flash estimates released by HDB on April 1 showed that the resale price index fell slightly by 0.1% q-o-q in the first quarter of the year. It marked the first drop in the index in almost seven years.
Meanwhile, the HDB blocks with the most transactions in the past fortnight included those situated along Bidadari Park Drive and Ang Mo Kio Street 23. Each block posted four deals.
Also on the list were HDB blocks on Fernvale Link, Tampines North Drive 1, Tanglin Halt Road, and Compassvale Crescent, with three transactions each during the period in review.
When it comes to the volume of searches on EdgeProp Singapore, the most searched HDB blocks over the last month included those located along Bukit Batok West Avenue 8, Bendemeer Road, Clementi Avenue 3, Alkaff Crescent, and Sumang Lane.
