On March 22, Sim Lian Group announced that 529 units (92.5%) of the 572-unit Rivelle Tampines executive condominium (EC) were sold over the launch weekend, at an average price of $1,893 psf, with an additional 3% for units sold under the deferred payment scheme (DPS). It is also a new high for EC launches.
All 241 three-bedroom units (883–926 sq ft) were fully taken up, with prices starting from $1.588 million. Among the four-bedroom units, the 1,044 sq ft layout proved the most popular, with about 95.9% sold from $1.893 million. Including the other four-bedroom variants (1,109–1,184 sq ft), the take up rate of the 291 four-bedroom units is about 87%.
Even the largest five-bedroom units (1,378 sq ft) saw strong demand, with 34 of 40 units (85%) sold at prices from $2.586 million.

Demand was driven by couples and smaller families who favoured three-bedroom units, while larger households gravitated towards four- and five-bedroom homes for their more generous living spaces, according to Sim Lian.

“With its strategic location between Bedok and Tampines, proximity to Bedok Reservoir and access to nearby amenities, Rivelle Tampines has resonated strongly with buyers seeking a well-connected living environment,” says Kuik Sing Beng, executive director of Sim Lian Group.
Rivelle Tampines has outperformed Sim Lian’s earlier EC in the area, the 760-unit Aurelle of Tampines, which achieved an 89.7% take-up rate at an average price of $1,766 psf when launched in March 2025. Adjacent to Rivelle Tampines is Tenet EC, by a Qingjian Realty and Santarli-led consortium. Its launch in December 2022 saw 72% of its 618 units sold.
“Although prices of new EC units have been steadily rising over the years owing to higher land prices and construction costs, they still offer a more accessible entry point into the private housing market for eligible buyers compared with other private condos,” says Kelvin Fong, CEO of PropNex.
Based on URA Realis caveat data, the average transacted unit price of new EC units was $1,787 psf in 2026 (as at March 14), about 21% lower than that of new 99-year leasehold non-landed private homes in the Outside Central Region at $2,274 psf over the same period. Hence, ECs are likely to remain sought-after among homebuyers, as evidenced by strong take-up rates and frequent sell-outs or near sell-outs of past launches, notes Fong.
Located in Tampines West, Rivelle Tampines sits directly opposite the upcoming Tampines West MRT Station on the Downtown Line, and next to the future Pinery Mall. The mall forms part of a mixed-use development that also includes the 588-unit Pinery Residences, slated for launch next weekend with prices from $2,340 psf.

“The project’s proximity to the upcoming Pinery Mall enhances its appeal, offering future residents convenient access to amenities,” says Justin Quek, deputy group CEO of Realion (OrangeTee & ETC) Group. He adds that such attributes are “relatively rare” for an EC, which are typically located further from key transport nodes and amenities.

Strong demand drivers

Mark Yip, CEO of Huttons Asia, says the project is likely the last EC launch in 2026 — and possibly the final one in the East until 2027. He adds that ECs in Tampines have historically performed well, supported by strong demand from upgraders.
Demand from second-timers was particularly strong, backed by nearly 1,500 HDB owners in the East who have met their five-year minimum occupation period (MOP) since 2021.
All 171 units (30%) allocated to second-timers were fully taken up by 2.15pm on launch day. A second round of balloting next month could see the project fully sold, says Yip.
About 71.5% of buyers opted for the DPS, allowing them to defer loan servicing until the Temporary Occupation Permit (TOP) is obtained. At Rivelle Tampines, that will be sometime in 2030.

Tight supply in EC segment

Following the launch, only about 239 new EC units remain unsold in the eastern region, including 196 units at Coastal Cabana, which is currently about 69% sold, notes Eugene Lim, key executive officer of ERA Singapore.
Meanwhile, some 4,315 flats in Bedok and Tampines are expected to reach their minimum occupation period (MOP), expanding the pool of potential EC buyers, he adds.
“The limited stock relative to demand underscores the tightening supply in the EC segment,” says Lim.
Demand for ECs remains resilient, as they offer an affordable entry point into a new private residential development, says Realion’s Quek. Eligible HDB upgraders do not need to pay additional buyer’s stamp duty (ABSD) when purchasing a new EC, and can continue living in their existing flat during the construction period. “These factors further enhance the appeal of ECs as a stepping stone up the property ladder,” he adds.
Upcoming EC projects could potentially include those in Sembawang Road, Woodlands Drive 17, and Senja Close in Bukit Panjang. “In 2024 and 2025, there were only two new EC launches in each of those years, and only one in 2023,” says PropNex's Fong. “Given the tight unsold stock of new ECs on the market, the increase in EC supply will help to meet the healthy demand for such housing type among Singaporean households aspiring to own a private home.”
