Here is this week’s data-led look at Singapore’s property market, covering record transactions, rental benchmarks and the most searched homes on EdgeProp.
The following insights are compiled based on data from EdgeProp Buddy, URA Realis and data.gov.sg, downloaded as of March 17.

Non-landed private homes — new launches, resales and rents

In the new launch condo segment, River Modern recorded the highest number of transactions in the 14-day period. The 455-unit, 99-year leasehold development launched on March 7, with the developer GuocoLand moving units at an average price of $3,266 psf. Fronting the Singapore River in prime District 9, River Modern has direct access to the Great World MRT Station.

Nearby, Promenade Peak was next on the list with 11 transactions within the fortnight, based on data downloaded as at March 17. The 596-unit condo along Zion Promenade in District 3 is a two-minute sheltered walk to Great World MRT Station. Developed by Allgreen Properties, the project commenced sales in August 2025, with premium units fetching $3,343 psf on average back then.
Other new-launch projects that made the list included Grand Dunman (seven deals), Newport Residences (five deals), Pinetree Hill (five deals), and W Residences Marina View - Singapore (four deals).

For resale condos, the most transacted included Treasure at Tampines in District 18, Parc Esta in District 14, Westwood Residences in District 22, and Reflections at Keppel Bay in District 4. Each of these developments recorded three deals during the period in review, based on data downloaded as at March 17.

The priciest condo unit transacted was a seventh-storey unit at Eden Residences Capitol, fetching $10.05 million ($3,346 psf) on March 5. Located on Stamford Road in District 6, the luxurious 99-year leasehold development has 39 residential units. It is part of Capitol Singapore, a mixed-use development which also includes the conserved Capitol Theatre, a retail mall, and the five-star Capitol Kempinski Hotel.
The next highest-priced condo deal was for a unit on the 30th floor of Upperhouse at Orchard Boulevard, transacted at about $7.8 million ($3,807 psf). The 99-year leasehold development in District 10 has 301 units.
The Reserve Residences booked the third most expensive transaction during the fortnight, with a unit on level 32 going for more than $6.7 million ($2,663 psf). The 99-year leasehold, 732-unit project in Bukit Timah in District 21 was launched in May 2023, with 71% of total units sold during the launch weekend.

River Modern took up six out of 10 spots on the list, with high-floor units scooped up for about $6.4 million to more than $6.7 million.

In the rental market, the most popular condo was Normanton Park in District 5, with 121 rental deals, based on latest available data. This was followed by Marina One Residences with 58 rental transactions, One Bernam with 47, as well as The Sail @ Marina Bay as well as Treasure at Tampines with 45 each.

As for condo units with the highest rents, Beverly Hill, located along Grange Road in District 10, took the top spot with a contract commanding $45,000 per month, which works out to $5.96 psf.
A unit at Hana, situated on Tomlinson Road in Bukit Timah, recorded $33,000 or $9.57 psf in monthly rent. Ardmore Residence, a luxury condo that is also in District 10, followed with a rental transaction at $30,000 or $9.52 psf per month.
Other projects fetching some of the highest rents include The Ritz-Carlton Residences Singapore Cairnhill, Leedon Residence, Eden, and Park Nova. Their monthly rates ranged from $24,000 to $27,000.

When it comes to the volume of searches on EdgeProp, the most searched new-launch condos for sale were Rivelle Tampines, River Modern and Terra Hill over the last seven days.

Meanwhile, the most searched resale condos for sale in the last month included Treasure At Tampines, Normanton Park and Marina One Residences.

The most popular condos among prospective tenants, based on search volume, included RV Residences in District 10, High Park Residences in District 28 and The Centris in District 22.

Landed homes — highest transacted prices and rents

A house on Dunearn Road was sold for $55 million or $2,274 psf in the past fortnight, making it the highest-priced landed property transaction for the period, based on data downloaded as of March 17.
A few days prior, along Branksome Road in District 15, a landed home changed hands for $16.9 million or $2,674 psf. Nearby, a house on Avon Road was purchased for $15.1 million or $2,660 psf.

In the rental market, the highest monthly rate for landed homes was $65,000 ($6.05 psf) for a unit situated on Dalvey Estate, a Good Class Bungalow Area in prime District 10, based on latest available data.
The second-highest rent was $62,000 ($4.68 psf) per month for a house in the prestigious Nassim Road enclave. Meanwhile, a landed property in the Queen Astrid Park neighbourhood, likewise a Good Class Bungalow Area, commanded $55,000 ($5.95 psf) per month.

HDB flats — top prices and rents, most transacted blocks

In Singapore’s public housing resale market, the most expensive deal during the period in review was for a HDB flat within the SkyTerrace @ Dawson project at 91 Dawson Road in Queenstown. It transacted for $1.55 million ($1,455 psf).
Two units at The Peak @ Toa Payoh, a Design, Build and Sell Scheme (DBSS) development along Lorong 1A Toa Payoh, also made the list of highest-priced resale flats during the fortnight. One flat at Block 138B fetched $1.52 million ($1,238 psf) while another at 139A was purchased for $1.41 million ($1,119 psf).
Meanwhile, a HDB flat at 445A Clementi Avenue 3 was sold for $1.5 million ($1,233 psf).

The HDB blocks with the most transactions in the past fortnight, based on data downloaded as at March 17, included 467B Bukit Batok West Avenue 9, 445A Bukit Batok West Avenue 8, and 479C Yishun Street 42. Each block posted three deals during the 14-day period to March 17.

In the leasing market, a five-room HDB flat on Boon Lay Avenue was rented out for $5,600 per month.
An executive unit on Toh Yi Drive fetched $5,000 in monthly rent, while a four-room flat on Cantonment Road brought in $4,800 per month.

When it comes to the volume of searches on EdgeProp, the most searched HDB blocks over the last month included those located on Telok Blangah Street 31, Clementi Avenue 3, Canberra Street, Bukit Merah Central and Marine Terrace.
