What's moving the market: Singapore's biggest property deals and hottest searches (March 27)

Here is this week’s data-led look at Singapore’s property market, covering record transactions, rental benchmarks and the most searched homes on EdgeProp. The following insights are compiled based on data from EdgeProp Buddy, URA Realis and data.gov.sg, downloaded as of March 24.
Non-landed private homes — new launches, resales and rents
Among new condo launches with the most transactions, Bloomsbury Residences took the top spot with 10 deals during the 14-day period as of March 24. Launched in April 2025, the 99-year leasehold project is located at Media Circle, within one-north in District 5.
Next on the list was Newport Residences, a freehold development on Anson Road in prime District 2, with seven transactions. Narra Residences along Dairy Farm Walk in District 23 followed with six deals during the period in review.

Other new launches that made the list included Chuan Park (five transactions), Arina East Residences (four), Coastal Cabana EC (four), and Promenade Peak (three).

As for resale condos, Stirling Residences in District 3 was the most transacted with four deals during the fortnight, followed by Sims Urban Oasis in District 14 and Rio Vista in District 19 with three deals each.

The priciest condo unit transacted was a seventh-storey unit at The Claymore, fetching $11.2 million or $3,346 psf. Located in District 9, the freehold high-end development was completed in the 1980s and has 146 units.
The next highest-priced condo deal during the fortnight was for a unit on the 11th floor of Grange Residences, purchased for $10.2 million or $3,576 psf. The 164-unit freehold development in District 10 comprises large, four-bedroom units.
CityVista Residences in District 9 booked the third most expensive condo transaction, with a unit on the 10th floor going for $6 million or $2,152 psf. The freehold project has 70 apartments.
Two units at the recently launched River Modern made it to the list of highest-priced condo deals. One on the 36th storey was sold for about $5.41 million or $3,694 psf, while the other on the 35th storey went for about $5.38 million or $3,676 psf. The developer GuocoLand sold over 90% of the 455 units at River Modern on its launch day on March 7, 2026, at an average price of $3,266 psf.

In the Core Central Region’s (CCR) leasing market, the most popular rented condo was Marina One Residences in District 1, with 58 rental deals, based on latest available data.
This was followed by One Bernam, located in Tanjong Pagar in District 2, with 47 rental transactions. Other popular rented condos in the CCR included The Sail @ Marina Bay with 45 deals, as well as The M in the Downtown Core with 39.

When it comes to the volume of searches on EdgeProp Singapore over the last seven days, the most searched new-launch condos for sale were W Residences Marina View - Singapore in District 1, River Modern in District 9, and Rivelle Tampines EC in District 18.
Meanwhile, the most searched resale condos for sale in the last month included Avenue South Residences in District 3, Normanton Park in District 5, and Reflections At Keppel Bay in District 4.

The most popular condos among prospective tenants, based on search volume, included Midwood in District 23, The Florence Residences in District 19 and High Park Residences in District 28.

Landed homes — highest transacted prices and rents
A house on Sunset Crescent, near The Clementi Mall, changed hands for close to $13.09 million or $1,680 psf in the past fortnight, making it the highest-priced landed property transaction for the 14-day period, based on data downloaded as of March 24.

Two landed homes along Lynwood Grove, located off Lorong Chuan, were each sold for $13 million, or $2,713 psf and $2,751 psf, just a few days apart.
Nearby, a house on Jalan Lateh transacted for about $8.29 million or $1,463 psf.

In the rental market, the highest monthly rate for landed homes in the Rest of Central Region (RCR) was $16,900 ($5.20 psf) for a house in the Good Class Bungalow (GC) enclave of Binjai Park in District 21, based on latest available data.
The second-highest rent was $13,380 ($3.57 psf) per month for a house in Gladiola Drive in District 20, a stone’s throw away from Thomson Plaza.
Meanwhile, a landed property on Tembeling Road — a historic residential area in Joo Chiat with conservation shophouses and semi-detached houses — commanded $11,500 ($5.11 psf) in monthly rent.

HDB flats — top prices and rents, most transacted blocks
In Singapore’s public housing resale market, the most expensive deal during the 14-day period in review was for a five-room HDB flat at 9A Boon Tiong Road in Bukit Merah. Sold for about $1.65 million ($1,368 psf) on March 21, it set a new record high for five-room flats in the town.
A unit at The Peak @ Toa Payoh, a Design, Build and Sell Scheme (DBSS) development along Lorong 1A Toa Payoh, changed hands for $1.55 million ($1,231 psf) on March 20. The flat is located on the 28th to 30th storeys of Block 138A.
Meanwhile, a flat at 1G Cantonment Road was resold for $1.5 million ($1,303 psf).

The HDB blocks with the most transactions in the past fortnight, based on data downloaded as at March 24, was 479C Yishun Street 42, which posted five deals. Other HDB blocks on the list included those along Ang Mo Kio Street 23, Dawson Road, Tanglin Halt Road, and Bidadari Park Drive. Each of those blocks posted four deals.

In the leasing market, an executive unit located at Block 341 Clementi Avenue 5 is commanding $6,600 per month. That is the highest rent for HDB flats in the last 14 days, based on data as of March 24.
An executive unit at Block 803 Woodlands Street 81 fetched $5,000 in monthly rent, while a five-room flat at Block 414 Commonwealth Avenue West also brought in $5,000 per month.

When it comes to the volume of searches on EdgeProp Singapore, the most searched HDB blocks over the last month included those located on Havelock Road, Veerasamy Road, McNair Road, Telok Blangah Drive and Clementi Avenue 2.
