Slice of New York in Orchard: In a $11.8 mil loft penthouse at 72 Grange Road

Tucked away atop a quiet, freehold boutique development in Orchard, a rare New York–style loft penthouse at 72 Grange Road has come onto the market with an asking price of $11.8 million ($2,916 psf).
Spanning 4,047 sq ft, the four-bedroom, four-bathroom home occupies an entire floor plate on the top level of the 10-storey development. It is one of just two penthouses in the building — a level of exclusivity seldom seen even among luxury apartments.

A private lift opens directly into an entrance foyer, leading into a modern kitchen, complemented by a helper’s room and a storeroom. One of the penthouse’s most distinctive features is its pair of loft spaces — one configured as a private cinema, and the other transformed into a quiet reading room.

The freehold development comprises just 18 apartments and was developed by Kheng Leong Co., the privately held, family-owned property company of the late billionaire banker Wee Cho Yaw. Kheng Leong is also behind 21 Anderson, another boutique luxury project known for its expansive layouts. Launched in 2025, the two penthouses at 21 Anderson — each measuring 10,452 sq ft — were sold for $52.25 million apiece, while four-bedroom units fetched about $21 million to $24 million.

In 2020, the development underwent a major refurbishment of its common areas. Bedmar led the design, with landscaping by Humid House and lighting design by Switch, refreshing the estate while preserving its original character.

Homes at 72 Grange Road are rarely available on the open market; the last transaction recorded was in August 2021, according to caveats lodged. “With a limited edition of just 18 units, one seldom sees any unit available for sale,” says David Tang, associate district director at SRI. “The unique layout of this penthouse makes it an extraordinarily rare asset for buyers with discerning taste.”
Tang notes that the other typical units currently available do not offer the high ceilings, elevated views or distinctive New York loft ambience that sets this penthouse apart.
