KENTISH COURT is located along Oxford Road in Kallang, in District 8. It is accessible through the nearest MRTs including Farrer Park NE8 and Little India DT12, NE7.

Based on transaction data in the last 12 months, sale prices range from S$ 1,218 psf to S$ 1,293 psf at an average of S$ 1,245 psf. Its highest recorded transaction was S$ 1,293 psf in Oct 2023 for a 1,044-sqft unit. Its lowest recorded transaction was S$ 293 psf in Jul 2005 for a 1,313-sqft unit. Its current rental yield is at 3.7%. Other nearby amenities include: 3 Grocerie(s): NTUC FAIRPRICE CO-OPERATIVE LTD, NTUC FAIRPRICE CO-OPERATIVE LTD, PAN PACIFIC INTERNATIONAL HOLDINGS PTE. LTD., and 3 Shopping Mall(s): SERANGOON PLAZA, CITY SQUARE MALL, MUSTAFA CENTRE.

Buyers and tenants are attracted to District 8, which includes Farrer Park, Little India and the area around Serangoon Road. A large proportion of Little India and Farrer Park’s properties are shophouses zoned as commercial/residential, with commercial on the ground floor and homes or apartments above. The area around Serangoon MRT is particularly well served by public transport as Serangoon MRT is an interchange between the Circle Line and North-East Line, and it is also connected to the Serangoon Bus Interchange. Additionally, Little India MRT has links to both the North-East Line and Downtown Line. The large numbers of shophouses in District 8 offers a quaint and unique boutique experience to discerning shoppers looking for a break from the generic, sprawling malls. The district's shophouses are becoming increasingly popular as investment properties, too, especially to investors looking to benefit from their relative scarcity in Singapore and their proximity to the Downtown Core.

As a major financial and business hub, the Central Region stands as the dynamic city centre of Singapore. Spanning 13,150ha in land area, the region hosts Singapore's only UNESCO World Heritage Site and is home to many of the country's national monuments, such as the Merlion Park and Statue of Raffles. Although the region is designated mainly for commercial activities, it houses residential developments ranging from HDBs to bungalows. There is also plenty of greenery in the region, linked by 19km of park connectors. According to the Master Plan 2019, Orchard and Downtown will be rejuvenated as a lifestyle hub to include more mixed developments which offer live, work and play opportunities. New housing will be constructed in the Marina South Area with community facilities and amenities. Stage-6 of the Circle Line opening by 2025 will also enhance the Central Region's connectivity.

"Very racist condo manager. Due to rental market has been increasing very high, our landlord tried to terminate our lease to rent out to another tenants with higher rent including harass us to not able to live there anymore. Instead of listening from both side, the condo manager would stand on who have more benefit to her by blaming the other side not allowed to hold the side gate while moving out (have no idea how people can move out without the gate open!), locking power supply door in common area (weve moved in 5 days and we are foreigner, our landlord cut off electricity so we cant maintenance living in the unit, instead of trying to have our electrify back, why we have to lock power supply door to live with the darkness and difficult our life, plus we are tenants, how can we have the keys for power supply) and so many minor issue, even yell at the other side why I dont care what you say you are not allowed to talk to me like this you are full of excuses She even politely invited landlord to sit on the chairs and told another side that you are not allowed to sit on my chairs Our unit number is 03-10 Be aware, because landlord will harass to tenants workplace and childrens school. Terminate electricity and water so tenants cant contribute living in the unit. Every once a while, the landlord would phone police to say there are illegal immigrants in the unit and so many things. They know full well this is civil so police also cant help solve the problem, going to court even not worth time and tenants suffer lost of damages."

"The management is very responsive, (Ms.Noor) & she goes out of her way to resolve resident matters. This being an older condo, the units are rather big & airy & of course it is very centrally located."
