A 570 sq ft, one-bedroom unit at City Square Residences has been listed on TheEdgeProperty.com at $950,000 ($1,667 psf).

City Square Residences is a freehold condominium project on Kitchener Link, just across the road from City Square Mall. Completed in 2009, the 910-unit development was developed by City Developments. It is also located about 300m from Farrer Park MRT station. Schools within 2km from the property include Farrer Park Primary School and Stamford Primary School

The most recent comparable transaction saw two 570 sq ft unit sold for $980,000 ($1,718 psf) and $955,000 ($1,674 psf) respectively in March this year. In September, there were six rental contracts for 500 sq ft to 600 sq ft units. Monthly rents averaged $2,558, which translates into a potential gross rental yield of 3.2%.
