SINGAPORE (EDGEPROP) - UK developer St George, a subsidiary of The Berkeley Group, is unveiling its latest project, Camden Goods Yard, to potential buyers in Singapore. Nestled in the sought-after Camden area of North London, this 999-year leasehold mixed-use development spans eight acres of land, situated between Camden Town, Primrose Hill and Regent’s Park. The project is set to be completed in phases starting in the second quarter of 2025 and will bring 644 new homes to the neighbourhood.
The first phase of the development, Primrose House, features 110 residences comprising studios, one-, two- and three-bedroom apartments. The apartments are housed in two towers spanning 14 and 11 storeys that share a podium.
Primrose House and Camden Goods Yard will be showcased to buyers from Oct 14 to 15. St George and Benham & Reeves, the project’s exclusive marketing agent in Singapore, will host a showcase event at Berkeley’s local office on Level 16 of Marina Bay Financial Centre Tower 2 between 11am and 6pm.

Stephen Kirwan, managing director of St George North London, notes the project’s importance in shaping the future of Camden and the wider NW1 postcode area. “Building on the vibrancy of the local area, Camden Goods Yard will not only provide attractive new homes and commercial space but also three acres of new landscaped open space and public squares for the whole community to enjoy,” he adds.
In addition to apartment blocks, Camden Goods Yard will have 173,000 sq ft of commercial space, including flexible office space and light industrial workshops. There will also be a 48,000 sq ft Morrison’s supermarket and a rooftop farm-to-fork restaurant. About 40% of the site will be dedicated to hard and soft landscaping, providing spaces for leisure and recreation.

Prime location

A key highlight of Camden Goods Yard is its prime location near Central London, says Doris Tan, regional director at Benham & Reeves. “The project is close to many amenities and major universities in London, which will be a major attraction to Singapore buyers,” she adds.
The development is a six- and nine-minute walk to the Chalk Farm and Camden Town tube stations, in Zone 2. King’s Cross St Pancras Station, an interchange for six Underground lines, is a 10-minute tube ride away, while Oxford Circus can be reached in 20 minutes.
Several of London’s top universities are located in the surrounding area. This includes the University College of London and the London School of Economics, which are a nine-minute and 22-minute commute by train, respectively. In addition, several primary and secondary schools are within walking distance of Camden Good Yard, including Primrose Hill Primary and Hampstead Fine Arts College.
Camden Town boasts a diverse range of shops and eateries lining its High Street, just an 11-minute walk from Primrose House. Along the Regent Canal, the renowned Camden Market awaits with its abundance of stalls offering food, vintage goods, and more. Upmarket boutiques and cafes can be found in the nearby Primrose Hill area. Residents at Primrose House will also enjoy ample access to greenery, with parks such as Hampstead Heath and Regent’s Park nearby.

Designed for easy living

Residences at Primrose House are designed to have high specifications while also being beautifully appointed homes. UK design studio Tara Bernerd & Partners was commissioned to craft bespoke interiors for the project. The firm has worked on interior design projects for highend hotels like the Four Seasons in London, New York and Fort Lauderdale, Conrad Los Angeles and Rosewood Munich.
Studio units measure 453 sq ft, while one-bedders start from 548 sq ft. Two-bedders are all at 883 sq ft, and three-bedders start from 1,011 sq ft. Each home has engineered timber flooring in the main areas and carpeted floors in the bedrooms. A custom-designed kitchen comes integrated with appliances, including a fridge, dishwasher, oven, microwave and wine cooler. For the two- and three-bedders, all rooms are en suite. Buyers can choose one of two interior design palettes: The Hockney palette offers darker-toned finishes, while the Hepworth palette offers lighter-coloured finishes.

Residents of Primrose House will enjoy a wide range of amenities, including an 18m indoor swimming pool, a gym, and a wellness suite featuring a sauna and steam room. The building also offers a welcoming foyer, a lounge area, co-working spaces and three screening rooms equipped with cutting-edge sound and vision technology for an exceptional movie experience. Prices of units at Primrose House are estimated to start from GBP900,000 ($1.49 million) for a one-bedder and from GBP1.5 million for a two-bedder. Benham & Reeves’ Tan expects a strong response to the development given the product’s quality, its developer’s track record, and its status as a new launch in the well-established Camden area. “People who are familiar with London and want a prime central London location will be interested in the project,” she adds.
