Springleaf Collection, a boutique development of 10 terraced houses on Meng Suan Road, off Mandai Road, will be launched for sale on August 15.
The developer, known only as Springleaf Collection Pte Ltd, has previously built houses in established private estates such as Frankel Estate, Jalan Harom Setangkai (next to Cluny Park), Sembawang Hills Estate, and Serangoon Gardens. It has appointed co-living operator The Assembly Place as the development manager.
The project is a redevelopment of a row of houses at Mandai Garden, comprising nine intermediate terraced houses and one corner terraced house. All homes are on 999-year leasehold sites, span three storeys, and feature five en suite bedrooms. Prices start from $5.28 million.

Seven intermediate terraced houses have land areas ranging from 1,945 to 1,954 sq ft, with built-up areas between 5,694 and 5,716 sq ft. The corner terraced house has a larger land area of 2,633 sq ft and a built-up space of 6,470 sq ft.

Two intermediate terraced houses come with private pools. These have land areas of 2,531 and 3,100 sq ft, with larger built-up areas ranging from 7,011 to 8,392 sq ft.
The houses face greenery, given their proximity to Upper Seletar Reservoir Park and Springleaf Nature Park. They are also a short drive to Mandai Wildlife Reserve and near several golf and country clubs, including Orchid Country Club, Seletar Country Club, and Sembawang Country Club.
Springleaf Collection is also near the upcoming 941-unit, 99-year leasehold condo, Springleaf Residence by GuocoLand. Located along Upper Thomson Road, Springleaf Residence is scheduled for launch on August 16.

Springleaf MRT Station on the Thomson-East Coast Line is within a 12-minute walk. For drivers, the neighbourhood is accessible via the Central Expressway, Seletar Expressway, Tampines Expressway, and the upcoming North-South Corridor.
As at end-2Q2025, Singapore’s landed housing stock stood at 73,609 units. Terraced houses formed the largest share at 40,427 units (55%), followed by semi-detached houses at 22,441 units and detached houses, including Good Class Bungalows, at 10,741 units. Non-landed private housing (excluding executive condominiums) accounted for 346,533 units.

“In recent years, demand for landed homes has been largely driven by upgraders, particularly for properties below $5 million,” says Marcus Chu, CEO of ERA Singapore. Since early 2023, non-landed private home prices have climbed 12.9%, enabling many condominium owners to realise profits and consider upgrading, he adds.
Among landed housing segments, terraced houses saw sales rise 7.2% q-o-q to 298 transactions in 2Q2025, based on ERA Research and Market Intelligence data. Most sales were in the Rest of Central Region (RCR) and Outside Central Region (OCR), popular among condominium upgraders. In contrast, semi-detached and detached house transactions fell 11.4% and 13.5% respectively, as higher prices led some buyers to delay purchases or opt for smaller homes or less central locations.

The URA landed housing price index rose 2.2% q-o-q in 2Q2025, though it remained 1% lower y-o-y. Overall landed transaction volume eased to 429 units — down 1.6% q-o-q and 8.7% y-o-y — as higher prices priced out some condominium upgraders and buyers seeking more central locations.
In 2Q2025, landed homes below $5 million accounted for 58% of transactions (239 units). The $2.5–$5 million bracket was the most active, comprising 52.4% of sales — a comfortable range for many upgrader households. Conversely, homes priced at $5 million and above made up 45.9% of sales (190 units), while ultra-luxury transactions above $10 million slipped from 48 to 39 units. Chu attributes the moderation at the top end more to a shortage of suitable listings than to weaker demand.
With its 999-year tenure, generous floor areas and multi-generational layout, Springleaf Collection is poised to attract buyers seeking long-term value in a tight landed housing market, says Chu.
