CapitaLand Development to launch LyndenWoods, first residential project in Singapore Science Park

CapitaLand Development, the property development arm of CapitaLand Group, is set to preview the 343-unit LyndenWoods, the first private residential development in a rejuvenated Singapore Science Park, on Saturday June 28.
The sales gallery is located next to 7 Science Park and the development is expected to launch for sale on July 12.
The development will comprise two 24-storey towers with a mix of two- to four-bedroom units of 635 to 1,647 sq ft. The condominium also features a two-storey basement carpark with 240 lots. Each of the residential towers will be constructed in a dual-point block design with landscaped sky terraces on each floor. According to CapitaLand, this architecture adopts a visually fenceless design that enhances natural ventilation and daylight.

This biophilic architectural design mirrors the development’s proximity to nearby green spaces such as Kent Ridge Park and the Southern Ridges. LyndenWoods is also expected to attain the BCA Green Mark Platinum certification.
Two-bedroom units and two-bedroom plus study units make up approximately 65% of the total unit mix, with 137 units of typical two-bedders ranging from 635 to 721 sq ft, and 92 units of two-bedroom plus study units of 850 to 883 sq ft.
Meanwhile, there are 45 three-bedroom units of 1,023 to 1,066 sq ft, as well as 46 units of three-bedroom + Guest (premium) type apartments of 1,292 sq ft. Only one stack comprising 23 units of four-bedroom (premium) units of 1,647 sq ft is available.
Resident facilities include a co-working lounge, a 50m infinity lap pool, a recreational tennis court, a pickleball court, a dedicated pet’s park, and the Lynden Club – a resident clubhouse with a gym, social lounge, and function room.

LyndenWoods sits on a 124,352 sq ft site that was previously occupied by the Defence Science and Technology Agency from 2000 to 2018, after which that building was demolished in 2020. CapitaLand Development successfully applied to rezone the plot from business park to residential.
The launch of LyndenWoods comes shortly after CapitaLand completes the redevelopment of Geneo, an integrated development featuring five Grade A buildings and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will benefit from the new amenities, F&B options, and placemaking activities organised by CapitaLand at Geneo, which neighbours the upcoming condo.

LyndenWoods is a five-minute walk to Kent Ridge MRT station on the Circle Line (CCL), which is one stop away from one-north, and two stations away from Buona Vista Interchange on the CCL and East-West Line. The area around LyndenWoods is also supported by improved pedestrian and cyclist infrastructure.

Notable developments in the vicinity of LyndenWoods include National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. Nearby schools and educational institutions include Fairfield Methodist School (Primary), Anglo-Chinese Junior College, and Singapore Polytechnic.
