Coastal Cabana: Seaside oasis with lifestyle convenience in the heart of Pasir Ris

The new Coastal Cabana executive condominium (EC) offers residents charming resort-style living amid tranquillity in Pasir Ris. With the upcoming Pasir Ris MRT interchange station along the new Cross Island Line (CRL) being built, residents will benefit from shorter commuting time to the northern and western parts of Singapore, as well as to the upcoming Changi Airport Terminal 5.

Pasir Ris: Part of URA Draft Master Plan 2025

Pasir Ris forms part of the East Region, being rejuvenated under the latest URA Draft Master Plan that outlines more mixed-use developments and amenities, including a new community hub in Pasir Ris town centre, new homes near Pasir Ris MRT station and Elias MRT station and a new precinct in Sungei Loyang that is next to Coastal Cabana.
In addition, ongoing infrastructure projects such as Changi Aviation Park and Changi Airport Terminal 5 will enhance the region’s dynamic appeal, driving growth in employment opportunities and demand for homes.

Steady demand for ECs

In Pasir Ris, the last EC launch was in 2013. With fewer EC sites being released by government land sales in this area, the supply of new ECs has tightened despite steady demand.
Marcus Chu, CEO, ERA, says, “Coastal Cabana is likely to see strong sales performance, riding the wave of the robust property market since July 2025. Demand for new ECs at the recent launches has been robust. As of 28 October 2025, only 29 new EC units remain available for sale.”
“It has been over a decade since an EC was sold in Pasir Ris, and we expect pent-up demand from nearby residents, particularly second-time HDB upgraders from the east, including over 7,200 flats in Tampines that will reach their MOP between 2024 and 2027,” adds Chu. “Its location near schools and facilities will also appeal to families with children who can take advantage of E!Hub @ Downtown East, which provides family-friendly amenities such as enrichment centres, preschools, childcare centres, play areas, supermarket and F&B outlets.”
Says Kelvin Fong, CEO, Propnex, “EC units enjoy robust demand from first-time homebuyers and HDB upgraders owing to their more accessible entry prices compared with other new private home launches.” According to URA Realis caveat data, the median transacted unit price of new ECs this year (till 16 October) is over 20% lower than the pricing for new 99-year, non-landed private homes in the Outside Central Region.

Resort-style coastal living with sea views

Crafted for coastal living, the fully north-south-facing development showcases a modern architectural design with clean, harmonised lines, landscaped gardens, and sky terraces overlooking the sea. Residents will also enjoy tranquil sea views or the surrounding landscape from their units.
The 748-unit project with a 99-year-lease offers a wide selection of spacious three- to five-bedroom residences featuring thoughtful and efficient layouts, with sizeable living and dining areas, naturally ventilated kitchens and bathrooms, and flexible spaces for study, flexi, and utility uses.
The three-bedroom units measure either 872 sq ft or 915 sq ft with a choice of study. Bigger families have a choice of several four-bedroom unit types ranging from 990 sq ft to 1,216 sq ft, including some with walk-in wardrobes and study layouts, as well as five-bedroom premium units from 1,367 sq ft.

The e-application will open from 6 to 21 December 2025, with the launch day on 17 January 2026. First- and second-time timers may book on launch day based on their respective queue numbers until all balloted numbers have been called.
