Condos with the Biggest Bang for Your Buck

You are now ready to upgrade to a new condo. Although facilities and amenities are important considerations, sizable living space is something you have gotten used to which you are not willing to compromise. After all, buying a condo is not really an ‘upgrade’ if you have to downsize.
In Singapore where buildings get taller and living spaces get smaller, it is not always easy to find a condo which meets your budget and size requirements. This is why we’ve decided to identify some of the largest units offered by developers for the different price points. In compiling the list, we look at new condos which will give you the biggest bang for your buck, quite literally.
(Methodology: We looked through an extensive list of newly-completed or under construction properties that are still being marketed by developers. Wherever possible, we verified with agents/developers to ensure that these properties are still available at the time of publishing. The properties are available within +/- $100k to the indicated budget)
$1 million budget
A one-million dollar budget or thereabout will get you a one-bedder in the city or a two-bedder in the city fringe.
The largest unit available within this price range is a 549 sq ft one-bedroom unit at Pollen & Bleu, a 99-year leasehold condo on Farrer Drive in prime District 10. It is currently under construction and is expected to be completed by 2018.
For a larger unit with the same budget, hop over to The Venue Residences at Potong Pasir for a two-bedder patio measuring 861 sq ft. The Venue Residences is a mixed retail and residential development by CDL. The project offers 266 residential units and 28 retail shops and restaurants on the ground floor. This project is also under construction and is expected to be completed next year.

Pollen & Bleu offers the largest one-bedroom unit in the city for approximately $1 million
$1.5 million budget
For $1.5 million, one can either opt for a two-bedder in the city or a practical three-bedder in the city fringe.
For prime districts, a typical two-bedder at this price range will get you on average 600sq ft -700 sq ft. For the best deal size-wise, a 786 sq ft two-bedder at The Siena could be a valuable proposition. The Siena is a 99-year leasehold development by Far East Organization and comprises 54 units.
Second on the list, Sophia Hills’ 753 sq ft, dual-key two-bedder is priced at about $1.5 million. Sophia Hills is a 493-unit condo project on Mount Sophia in prime district 9 jointly developed by Hoi Hup Realty and Sunway Developments. The project is slated for completion in 2017.
Alternatively, you could get the last top-floor 1,442 sq ft three bedder at The Poiz Residences with the same budget if you are willing to look beyond the city core. The Poiz Residences is a 99-year leasehold mixed retail and residential project adjacent to Potong Pasir MRT station. The project was launched in November 2015 and is estimated to be completed by 2019.

$2 million budget
As your budget increases, so do your choices. New homes available in the city for about $2 million typically falls within the size range of 600 sq ft to 1,100 sq ft. The biggest unit available in the market is a 1,163 sq ft two-bedder loft at Pollen & Bleu. Next on the list is a 1,076 sq ft unit at d’Leedon, a 1,715-unit condo by CapitaLand which was the brainchild of the world acclaimed Zaha Hadid.
In the city fringe, the biggest unit available for $2 million can be traced to a 1,873 sq ft unit at The Interlace, a 99-year leasehold project on Depot Road in District 4. Developed by CapitaLand-led consortium, this 1,040-unit project was completed in 2013 and was recently awarded the winner of the World Building of the Year.

$2.5 million budget
Armed with a $2.5 million budget, you are now ready to do some serious shopping. There’s a wide range of available properties in the Core Central Region, ranging from comfortable 1,000 sq ft to spacious 1,700 sq ft units. For example, you could get a 1,722 sq ft two-bedder townhouse at Robin Suites for $2.5 million. Robin Suites is a 92-unit freehold apartment located on Robin Road in prime district 10. This project was completed earlier this year. A 1,539 sq ft unit at d’Leedon is next on the list.
For city fringe living, The Interlace tops the list yet again. At this project, the largest unit available for this price range is a three-bedder measuring 3,692 sq ft, which is 80% more spacious than the next largest unit available, a 2,034 sq ft unit at Thomson Impressions. Thomson Impressions is a 288-unit condo is located on Lorong Puntong, just off Sin Ming Avenue.
