Cover Projects launches student rental packages at Balestier property, The Initial Residence

The Initial Residence, a serviced residence along Balestier Road, has launched “flexible, all-inclusive” accommodation packages aimed at students.
Packages include two room types — standard single and premium single rooms — that cater to different lifestyle needs.
Standard single rooms feature a single bed, a study desk, storage and high-speed Wi-Fi. Premium single rooms come with additional in-room amenities, such as a washer-dryer, induction cooktops and a larger refrigerator.
Both room types include utilities, weekly housekeeping and complimentary use of a communal gym and laundry facilities.
Students can also opt for bento meals at an additional fee, and are entitled to discounted rates for workspaces and private pods at Thank You Come Again, the co-working space and bistro located on the building’s ground floor.

The Initial Residence is a 46-key serviced residence at 355 Balestier Road managed by Cover Projects, the Singapore-based hospitality management company co-founded by Lim Keong Wee and his business partner, architecture-trained Victoria Loh in 2015. Cover Projects secured the master lease for 355 Balestier Road in June 2021 and spent two months renovating the property before launching The Initial Residence later that year. It also manages Thank You Come Again.
Last year, Cover Projects launched The Initial Sama, a wellness-centred serviced apartment housed in a heritage building at 26 Evans Road in Bukit Timah. Cover Projects was awarded the Singapore Land Authority price-quality tender for the site in January 2024, beating 24 other bids.
The Initial Sama features 92 serviced apartments, comprising studios and one- and two-bedroom units. It also features Sama Wellness, a spa and wellness hub, an outdoor swimming pool and The Haven, a residence and members’ lounge.
