S P Setia outbid 23 others to win the Daintree Residence site in a government land tender in April 2017 at $939 psf per plot ratio (psf ppr).
Last November, Mayfair Gardens, near Daintree Residence and the King Albert Park MRT station, was sold en bloc for $1,244 psf ppr, which is 32% higher in terms of psf ppr price compared with the Daintree Residence site. In early December, the government land site on Fourth Avenue — located two MRT stations away from Daintree Residence —fetched $1,540 psf ppr, while the Crystal Tower was sold for $1,840 psf ppr and Royalville went for $1,960 psf ppr. Given the higher land costs, the new developments on these sites will have to be sold at higher prices.
