DAINTREE RESIDENCE is one of the few residential developments on the market that possess the right combination of all-round quality, lifestyle offerings and locational attributes that homebuyers seek.
CHOICE LOCATION
Located on Toh Tuck Road, in a tranquil, low-rise residential estate just off Upper Bukit Timah, Daintree Residence is within a short walking distance of the Beauty World MRT station on the Downtown Line.
The project, by Malaysian giant property developer S P Setia, is near several prestigious local schools such as Methodist Girls’ School, Hwa Chong Institution and National Junior College, as well as international schools such as German European School, Singapore Korean International School and Swiss School.
Another attraction is its proximity to the Bukit Timah Nature Reserve and Bukit Batok Nature Park.
AN ARCHITECTURAL MASTERPIECE
Designed by award-winning firm ADDP Architects, Daintree Residence’s architecture integrates seamlessly with its lush landscaping.
The development comprises a Valley Wing and a Rainforest Wing with just 327 apartments occupying a 201,510 sq ft site. The residential blocks are linked by a Treetop Walk. There is a 35,000 sq ft landscaped garden on the rooftop and a Heritage Lawn, where a 50-year-old raintree has been preserved.
Besides the greenery, residents will be able to enjoy a wide range of relaxation and recreational facilities from swimming pools to hammock bays to spa beds and gourmet pavilions.
The residential blocks are linked by a Treetop Walk. There is a 35,000 sq ft landscaped garden on the rooftop as well as a Forest Bridge on the first level.

QUALITY FINISHES, LUXURY APARTMENTS
Thoughtful design and layout are seen in all the one-, two-, three- and four-bedroom apartments. Quality finishing and fittings include imported marble flooring, sanitaryware and bathroom fittings with brands such as Duravit and Hansgrohe. The kitchens will be fully fitted with top-end appliances from De Dietrch.
Attention has been given to details that homeowners will appreciate when they move in: bathroom vanity mirrors with adjustable sides, cantilevered wardrobe system and smart home security features.
LIFESTYLE AMENITIES
When it comes to eateries, the Upper Bukit Timah area has a wide range of options: the famous Hokkien mee, chee cheong fun and orh kueh stalls at Bukit Timah Market and Food Centre; hambaobao stall, where signature items include its crispy pork belly burger and pulled pork burger; and Necessary Provisions, where favourites include its banana bread and iced espresso with milk.
Daintree Residence is also near many malls, including Bukit Timah Shopping Centre, Beauty World Plaza and Beauty World Shopping Centre.
FUTURE CAPITAL APPRECIATION
Homeowners at Daintree Residence can look forward to capital appreciation. After all, government land and collective sale sites sold subsequent to the site at Daintree Residence were transacted at higher prices.
S P Setia outbid 23 others to win the Daintree Residence site in a government land tender in April 2017 at $939 psf per plot ratio (psf ppr).
Last November, Mayfair Gardens, near Daintree Residence and the King Albert Park MRT station, was sold en bloc for $1,244 psf ppr, which is 32% higher in terms of psf ppr price compared with the Daintree Residence site. In early December, the government land site on Fourth Avenue — located two MRT stations away from Daintree Residence —fetched $1,540 psf ppr, while the Crystal Tower was sold for $1,840 psf ppr and Royalville went for $1,960 psf ppr. Given the higher land costs, the new developments on these sites will have to be sold at higher prices.
