A freehold detached house in the Bukit Teresa neighbourhood, close to Telok Blangah, will be on the block at SRI’s upcoming auction on June 24. Offered as an estate sale, the property has a guide price of $16.8 million, or $1,467 psf based on its land area of 11,451 sq ft.

Sitting on an elevated plot, the three-storey house has a built-up area of 3,934 sq ft. It features a split-level configuration — with floors staggered and connected by short flights of stairs — and includes seven bedrooms and six bathrooms spread across the home.

The property is expected to appeal to both developers and end-users, says Mok Sze Sze, managing partner of SRI Auction.

Subject to the relevant authorities’ approval, prospective buyers could redevelop the site into two or three houses, or rebuild it into a larger property suitable for multigenerational living.

The property’s “quiet and serene” surroundings further enhance its appeal, she notes.

Located along Bukit Teresa Road in District 4, the house is within a six- to 10-minute drive of retail and dining options at VivoCity, Tiong Bahru Plaza and Great World City.

Schools located within a 1km radius include CHIJ Kellock (Primary), Radin Mas Primary and Zhangde Primary.

The property sits within a small landed housing enclave tucked between the Telok Blangah and Bukit Purmei estates.

Caveats lodged show that the most recent transactions involved detached strata houses at Teresa Villas. The freehold strata-titled development comprises just eight detached houses and was completed in 2011.

One unit changed hands for $3.91 million in December 2024, translating to $682 psf based on its strata area of 5,737 sq ft. Prior to that, another unit at Teresa Villas was sold in April 2024 for $4.7 million, or $617 psf based on a strata area of 7,621 sq ft.
