Five-bedroom duplex penthouse at Marina Collection for sale at $10 mil

SINGAPORE (EDGEPROP) - A five-bedroom duplex penthouse at Marina Collection — located on 15 Cove Drive in the exclusive Sentosa Cove enclave — will be put up for auction by Knight Frank on Feb 27, with a guide price of $10 million ($2,116 psf). This is an owner’s sale and the second time that the property is put up for auction.

The 99-year leasehold penthouse spans 4,725 sq ft and is on the fourth floor of the development. It is tenanted at over $20,000 a month, with the lease expiring at the end of April next year.

The 124-unit Marina Collection has 40 private berths; hence, it is ideal for yacht owners, says Sharon Lee, head of auction and sales at Knight Frank Singapore. Alternatively, if the private berths are fully taken up, One-15 Marina Club next door also has berths for rent, which is convenient, she adds.

The penthouse for sale has a private lift serving the first level of the duplex. The first level has two balconies offering seafront views.

Besides the living area, the first level includes a kitchen with a wine cellar, a yard, a helper’s room, an en suite guest bedroom, two additional bedrooms sharing a toilet and a dedicated study space. All the rooms come with full-height glass windows.

Marina Collection is a luxury condo that comprises three 4-storey blocks with a mix of three- to five-bedroom units of 1,873 sq ft to 4,725 sq ft. The condo’s facilities include a clubhouse with a gym, multi-purpose hall, wading pool, jacuzzi, lap pool, lawn, pool deck, playgrounds and garden plaza.

Based on caveats lodged in the past 12 months, units at the condo sell for an average price of about $1,711 psf and have an average rental of about $5.20 psf per month.

Units at Marina Collection enjoy views of the swimming pool, the marina and, for higher floor units, even the sea beyond. Some of the units also face the Tanjong Course of the award-winning Sentosa Golf Club. The development is also a 10-minute walk from the Quayside Isle at Sentosa Cove, offering potential homeowners many dining and retail options.
