Four-room flats in Bukit Panjang: Kicking off 2026 with a new record-high of $880,000

A four-room HDB flat at 181 Jelebu Road was recently sold for $880,000 ($870 psf), marking a new record high for such flats in Bukit Panjang. Located on the 19th to 21st storeys, the 1,012-sq ft flat has a remaining lease of approximately 76 years.
The recent transaction surpasses the previous record high of $868,000 ($858 psf), set by a four-room flat at 185 Jelebu Road in September 2025.
So far, only four four-room flats in Bukit Panjang have been sold for at least $850,000 (see Table 1). Notably, all four transactions involved flats along Jelebu Road and took place last year or this year.

The four flats are located a short walk from Bukit Panjang MRT and LRT stations, Bukit Panjang Integrated Transport Hub, Hillion Mall, Junction 10 and Bukit Panjang Plaza (see Map 1). Schools within a 1 km radius include West View Primary School, Zhenghua Primary School, Choa Chu Kang Secondary School, Greenridge Secondary School and West Spring Secondary School. The Kranji and Bukit Timah Expressways are also a short drive away.
The flats’ proximity to numerous amenities, coupled with their relatively long remaining leases of around 76 years, could have contributed to their high prices.

So far this year, eight four-room flats in Bukit Panjang have been sold for prices ranging from $535,000 to $880,000. Notably, this year’s second-highest price of $650,000 is significantly lower than the record-high price (see Table 2).

A 1,076-sq ft flat at 167 Petir Road fetched this year’s second-highest price of $650,000 ($604 psf). While this flat is within walking distance of the subject flat (see Map 2), it is farther from Bukit Panjang MRT and LRT stations and Bukit Panjang Plaza, which could have contributed to its lower price. Additionally, the flat at Petir Road has a shorter remaining lease of approximately 71 years.
