A freehold detached house at Greenbank Park in the prime Bukit Timah area (District 21) has been put up for sale with a guide price of $20 million. The property occupies a land area of about 9,500 sq ft. This works out to a land rate of $2,105 psf.
The three-storey property is tucked in a corner along Greenbank Park and fronts the Murnane Reservoir. Located on an elevated ground, the property can be levelled to add a natural basement, subject to the authorities’ approval, according to the exclusive agent for its sale, Elson Koo of PropNex Realty.

“It is also possible to subdivide the land into two plots of semi-detached properties,” Koo adds.
The ground floor of the bungalow has a living area, garden and granny room. Outside, it has a covered porch that can fit two to three cars, and another four or five cars on the uncovered and sloped area.
On the second floor, there is a main living hall, dining room, balcony, family room, kitchen, swimming pool and garden around its perimeter, with an outdoor patio. The swimming pool is sloped, with a maximum depth of about 1.8m. The third floor houses four spacious en suite bedrooms, including the master bedroom.

The owner is a 75-year-old retiree who bought the house in 1991, and he intends to downgrade as the property is too big for him to manage. He currently resides in the house with his sister and a helper.
The house will be sold vacant and in an as-is condition. There is a diverse variety of Chinese antique and teakwood furniture in the property.

According to the owner, the main draw that led him to buy the house was its villa-like style, unlike typical modern design houses, and natural pond at the back garden. The house has been equipped with long and arched windows and doorways and designed to maximise air circulation. Coupled with the property’s elevated position, it receives natural winds and cools down easily without the use of fans or air-conditioners.
The property is within walking distance of the MacRitchie Nature Trail, which makes it ideal for future homeowners who adopt an active lifestyle and want to live on a quiet street near natural environments. It is also accessible through the nearest train stations such as King Albert Park and Beauty World MRT Stations.
