A two-storey freehold shophouse at 157 Sims Avenue has been put up for sale through an expression of interest (EOI) exercise with a guide price of $3.9 million.
Situated in District 14, the property has a land area of 1,227 sq ft. The land is zoned “residential/institutional” with a gross plot ratio of 3.0. The shophouse has a built-up area of approximately 2,067 sq ft. The guide price translates to $1,886 psf on the floor area.
According to Richard Tan and Lisa Tan of PropNex Shophouse Elites, who are marketing the property, the shophouse is fully leased and will be sold with or without tenancy. Richard adds that the property is expected to draw in many prospective buyers and investors, given its location and pricing.
The EOI exercise for 157 Sims Avenue closes on Feb 6.
