SINGAPORE (EDGEPROP) - A freehold three-storey conservation shophouse at 199 East Coast Road is for sale at a guide price of $9.5 million or $2,369 psf, according to CBRE, which is marketing the property.

The shophouse is fully tenanted, with the ground and third floors leased to Boon Tong Kee restaurant, which has been operating at the premises for more than 15 years.
The property sits on a site of 1,795 sq ft and has an existing built-up area of 4,010 sq ft. Under URA’s Master Plan 2019, it is zoned for commercial use with a plot ratio of 3.0, and is located within the Joo Chiat Secondary Settlement Conservation Area. The maximum allowable gross floor area is approximately 5,385 sq ft, subject to the relevant authorities’ approval.
The site is a nine-minute walk to the upcoming Marine Parade MRT Station on the Thomson-East Coast Line, which is slated to open in 2023.
The expression of interest exercise for the site will close on Nov 12 at 3pm.
