As a father of four and a senior leader in one of Singapore’s top landed property teams, Geryl Lim is proof that real estate success and personal fulfilment can go hand in hand. His career, built on empathy, process, and people-first values, reflects a consistent theme: it’s not just about closing deals — it’s about building legacies, for clients, for teammates and for his own family.
“Family is the bedrock of how successful you’ll become. At the end of the day, what drives the agent is spending quality time and providing for the family,” shares Lim.

Fatherhood first — but never alone

Lim entered the real estate industry in 2009, leaving behind a stable engineering career to start from scratch. With no sales background, no warm leads, and young children at home, it was a leap of faith — grounded in a deeper purpose.
“I wasn’t chasing a title. I was chasing a better life for my family — and I knew I had to earn it from zero,” recalls Lim.
Fast forward to today, Lim’s eldest son has turned 18, and his family life continues to thrive alongside his growing leadership responsibilities. His secret? Leverage — not just tools or tech, but people and systems.

Balancing sales, mentorship and team building

As Deputy Head of Landed7772, Lim wears multiple hats: active agent, certified trainer and dedicated mentor. He leads weekly on-ground landed training, walks new agents through zoning analysis, site features and client handling — and mentors many who are parents themselves.
“The key is not to do more, but to scale wisely — through people, processes and a culture that values sustainability over burnout,” he advises.
His 15-week structured training programme, complete with real listings and evaluation checkpoints, gives agents confidence and clarity. And his approachable leadership style makes him a go-to guide for agents navigating both work and family demands.
“Many of our teammates are raising young families. We give them space to grow in real estate — without sacrificing time at home.”

Lim's client base is largely made up of landed property owners looking to upgrade — often for multi-generational needs or retirement planning. He takes the time to understand their aspirations, concerns, and how real estate fits into their broader life picture.
“Clients don’t just want a bigger house — they want peace of mind, a plan for their future, and a home that grows with their family,” says Lim.
He pays attention to every detail — from layout potential and zoning limitations to lifestyle impacts like parking availability or street noise. His practical, forward-looking advice has helped clients make moves they didn't regret — like one buyer who purchased a District 15 home for $2.5 million, now conservatively valued between $6 million and $ 7 million.

He is affectionately known as a "walking encyclopedia" for landed homes and frequently shares updates on zoning changes, building innovations, and design trends to help teammates stay current and confident.
“We’re in a complex market. But complexity becomes opportunity — when you’re equipped with the right knowledge,” he says.
