A 1,636 sq ft 5-room mid-floor HDB flat located at 60 Dakota Crescent, in Geylang town, was sold in September at $928,000 or $567 psf. The average price psf for the five transactions for 5-room flats in Geylang town in September was $529.
This transaction represents a new high in absolute quantum for 5-room flats within 500m, although the price psf is still lower than the mid-600s transacted at the newer 45 Jalan Tiga. The relatively high prices achieved at this HDB block could point to buyers’ interest in larger units, although they might have to compromise on age. For instance, the lowest transacted price this year was $818,000 for a low-floor 1,507 sq ft unit, while a 1,184 sq ft unit located on a high-floor at 45 Jalan Tiga only fetched $800,000 in March this year.
60 Dakota Crescent is part of a HDB cluster located next to Dakota MRT station on the Circle Line, and between Broadrick Secondary School and Northlight School. Other renowned schools in the vicinity include Chung Cheng High School and Tanjong Katong Girls’ School.
