A three-room flat in Queenstown was just sold for $900,000, setting a new record high for such flats in the town

A three-room HDB flat at Block 95 Dawson Road recently changed hands in a resale transaction for $900,000 — or $1,327 psf based on its area of 678 sq ft — which marks a new record price for such flats in the mature Queenstown estate.
Located on the 31st to 33rd storeys, the unit has a long remaining lease of around 94 years and five months.
Its transaction price of $1,327 psf is a whopping 127% higher than the average resale price of three-room flats in Queenstown, which stood at $584 psf in 1Q2026 (see Chart 1).

95 Dawson Road is a 40-storey block within the 810-unit SkyParc @ Dawson HDB development, completed around 2020. The subject block itself comprises two-room and three-room flats, while the rest of the project features three-room to five-room units.
SkyParc @ Dawson is sought after for its convenient location in the Central Region, with the upper-floor units known for their unblocked panoramic views of the city and nearby greenery.
Aside from its long remaining lease and high floor, the subject flat’s close proximity to Queenstown MRT Station (see Map 1) could have contributed to its high transacted price.

Moreover, Queenstown Primary School is within a 1km radius. Five secondary schools are also within 2km: Queenstown Secondary School, Crescent Girls' School, Queensway Secondary School, Bukit Merah Secondary School, and Gan Eng Seng School.
Prior to the recent $900,000 transaction in May 2026, among three-room flats in Queenstown, the previous record high was held by two units, both resold in January 2026 at the same price of $890,000.
One of those three-room flats is also located on Block 95 Dawson Road in SkyParc @ Dawson, and sat at levels 34th to 36th — a higher floor than the latest subject flat. The 678 sq ft apartment had a remaining lease of 94 years and nine months at the time of the resale application.

The other three-room HDB unit that fetched $890,000 back in January is situated on the 40th to 42nd storeys of Block 53 Strathmore Ave, in the Forfar Heights public housing project. It measures about 667 sq ft and similarly had a remaining lease of about 94 years at the time of the resale application.
The Forfar Heights HDB development is a seven-minute walk from Queenstown MRT Station — even closer than SkyParc @ Dawson is to the station.
Of late, the SkyParc development has seen a flurry of resale deals, given that many units recently reached their minimum occupation period (MOP).
Including the latest record transaction, 40 HDB flats at SkyParc, ranging from two-room to five-room configurations, have been sold this year.
