Standing along the transforming Beach Road Urban Corridor, a landmark building with a stepped, terraced form has long shaped the city’s skyline, making it one of Singapore’s most recognisable buildings – way before conservation entered the conversation. Today, that same landmark is being repositioned as a modern commercial building, part of Golden Mile Singapore, a mixed-use development that brings together heritage, new residences and strata commercial spaces within a district undergoing change.
Golden Mile Singapore comprises two key components. The conserved building – now known as The Golden Mile – offers offices, medical suites and retail, while Aurea introduces a new residential tower, connected via an elevated link bridge.
What makes the project notable is not just what is being built, but where it sits: within a corridor that is steadily evolving into an energised, connected, liveable and highly integrated part of the city – offering a first-mover advantage for those entering ahead of its full transformation.

Corridor finding its identity

The familiar Beach Road and Ophir-Rochor stretch is conveniently close to the city, but only recently has its identity begun to take shape.
In recent years, developments such as Guoco Midtown and South Beach have introduced a more cohesive mix of offices, residences and lifestyle offerings. What was once a transitional stretch is gradually taking on the qualities of an attractive live-work-play destination.
This growth is reinforced in the URA Draft Master Plan 2025, which outlines plans to strengthen the Beach Road and Ophir-Rochor corridors, with vibrant and dynamic mixed-use developments that will further transform the area. According to URA, the area will see enhanced pedestrian connectivity, more active street frontages and a greater mix of uses to support a round-the-clock environment.
The upcoming North-South Corridor will further improve accessibility across the island, while enhancements to the Ophir-Rochor corridor aim to create a more pedestrian-friendly environment with stronger street-level activity.
Beyond the immediate vicinity, the rejuvenation of the Kallang River and the continued evolution of The Kallang will introduce new waterfront spaces, recreational areas, and community amenities. Nearby, Kampong Glam continues to evolve as a conserved district with renewed energy and cultural relevance.
Taken together, these changes are steadily reshaping the district into a more connected and established urban neighbourhood.

Why Golden Mile Complex was marked for conservation

The conservation of Golden Mile Complex reflects more than architectural appreciation. It is also a recognition of its pioneering role as one of Singapore’s and Asia’s first mixed-use developments, integrating living, working and leisure within a single complex.
Its enduring qualities continue to resonate even as the district evolves.
Its location along Beach Road places it within close reach of the CBD, Marina Bay and Kallang — an advantage that will likely become more pronounced as surrounding infrastructure continues to improve.
Connectivity further reinforces its relevance. The development is a five-minute walk to Nicoll Highway MRT Station on the Circle Line and sits close to major arterial routes such as Nicoll Highway, the East Coast Parkway and the North-South Corridor, providing convenient access across the island for both residents and businesses.
Then there are the views — a defining feature that few developments can replicate. From its elevated position, the building offers sweeping views of the city skyline, including Marina Bay Sands and the Singapore Flyer, as well as across the Kallang Basin. In a dense urban environment, such openness remains inherently limited.
These attributes have not changed. What has changed is the context around them — and the decision to conserve ensures the building continues to anchor the development’s identity moving forward.

Mixed-use development: Commercial and residential components

Golden Mile Singapore brings together a range of commercial uses within the conserved building, alongside a new residential tower.
Within The Golden Mile, strata-titled offices, medical suites and retail spaces are introduced within the conserved structure. For investors and owner-occupiers, this presents an opportunity to secure commercial units within the Downtown Core — without the additional buyer’s stamp duty or seller’s stamp duty typically associated with residential property.

Meanwhile, the residential tower Aurea scales 45 floors, with selected units enjoying views across the city skyline and towards the Kallang Basin.
With direct access to amenities within The Golden Mile, residents benefit from proximity to retail and dining offerings, while maintaining a degree of separation from the activity below.

Growth that extends beyond the site

The longer-term appeal of Golden Mile Singapore is closely tied to the trajectory of the wider area.
Planned developments across Kampong Bugis, Marina South, Marina East and Tanjong Rhu will introduce more than 22,000 new homes, bringing a growing residential population into the broader district.
At the same time, enhanced connections to parks and waterfront spaces will strengthen the area’s liveability. The expansion of green and blue networks, alongside improvements to public spaces, is expected to create a more balanced urban environment.

As these elements come together, the district is growing into a more established and connected neighbourhood — one that supports both residential living and commercial activity.

Entering before the transformation matures

Property value is often shaped over time as infrastructure, amenities, and perceptions evolve and expand.
Golden Mile Singapore sits at a point where this transformation is already taking shape — a stage where first-mover advantage can be realised most effectively.
For buyers and investors, this presents an opportunity to enter ahead of full maturity — when the direction of change is clear, but its full impact has yet to be fully reflected.
As the district continues to take shape, early entry may prove to be a defining advantage.
