New record high of $2,350 psf at Cairnhill Astoria freehold apartment in District 9

Among private non-landed residential developments that set a new psf-price high during the week of July 7 to 14, Cairnhill Astoria topped the list at $2,350 psf. The fresh high at the freehold development occurred with the sale of a 732 sq ft one-bedder on the first floor for $1.72 million on July 10.
The deal marks the first time an apartment at Cairnhill Astoria has transacted above the $2,000 psf threshold. It surpasses the development’s former price peak of $1,913 psf, established with the sale of a 1,830 sq ft, three-bedroom apartment for $3.5 million in November 2010.

Located within the exclusive Cairnhill residential enclave in prime District 9, Cairnhill Astoria is a boutique development that was completed in 1983. It has 36 apartments, housed in a high-rise residential tower and a low-rise block.

Owners at the development attempted a collective sale in 2018. Cairnhill Astoria was put on the market for $196 million, or about $1,933 psf per plot ratio, but did not find a buyer.
The July 10 record-setting deal involving the one-bedder is the development’s first sale since 2023. Caveats lodged show that there have been only two transactions in recent years: the sale of a 3,035 sq ft four-bedder for $5.58 million ($1,838 psf) in 2023, and a 1,410 sq ft, one-bedroom apartment for $2.65 million ($1,879 psf) in 2021.
Ranking second on the list of project highs for the week is another freehold development, The Cape, in District 15. It achieved a new high of $2,323 psf with the sale of a 1,184 sq ft, three-bedroom apartment for $2.75 million on July 10.

The previous psf-price peak at The Cape was recorded last year, when a larger 1,313 sq ft three-bedder changed hands for $3 million ($2,284 psf) on Jan 10.
Located along Amber Road, The Cape was completed in 2014 and comprises 76 apartments. Most of them are one-bedders of between 570 and 657 sq ft.
The Cape has seen steady price appreciation over the past few years, according to EdgeProp Singapore’s tabulation of resale caveats. The average resale price rose from $1,834 psf in June 2019 to about $2,226 psf in June 2026.

In terms of absolute price, the most expensive transaction at the development was for a 1,539 sq ft apartment that the developer had sold for $3.49 million ($2,265 psf) in November 2012.
As for the week’s psf-price lows, only one project made the list. A 764 sq ft, one-bedroom apartment on the fifth floor of 10 Evelyn was sold for $1.30 million on July 9, setting a new low of $1,701 psf.

It inches below the development’s previous price floor of $1,713 psf, set on April 10, with the sale of another 764 sq ft apartment for $1.31 million.
Caveats show that 10 Evelyn has an average resale price of $2,098 psf based on deals over the last 12 months. This trails behind the average prices of nearby developments — $2,700 psf for Enchanté and $2,264 psf for L’Viv.
Completed in 2022, 10 Evelyn is a 56-unit freehold development along Evelyn Road in prime District 11. It is a 10-minute walk from the Newton and Novena MRT stations, with nearby amenities including Newton Food Centre, United Square and Goldhill Shopping Centre.
