Portfolio of strata-titled industrial units at CT Hub for sale at $17.2 mil

SINGAPORE (EDGEPROP) - A portfolio of 12 strata-titled industrial units at CT Hub, an industrial development on Kallang Avenue, is up for sale with a guide price of $17.2 million. The units are fitted out as business space and is fully air-conditioned, with part of the portfolio having direct access to the car park, says marketing agent CBRE.

CT Hub is an 11-storey, multi-user industrial space with retail that was completed in 2012. Zoned for “Business 1 - White” use, it has a 99-year lease that will end in January 2076. The development is served by five passenger lifts and two cargo lifts. It is a three-minute walk from the Bendemeer MRT Station on the Downtown line.
According to CBRE, the portfolio is fully leased by a music production and HR company for at least four years, yielding an annual rent of about $750,000.
“At the guide price of S$17.2 million, this opportunity presents a yield accretive proposition even in this alleviated interest rate environment,” says Tan Teck Chew, CBRE’s director for industrial and logistics services in Singapore. He adds that the buyer will have the flexibility to exit the investment in bulk or through individual strata sales.
