Long seen as the pinnacle of prestige and legacy wealth, Nassim Road is home to some of the nation's most exclusive properties, from Good Class Bungalows (GCBs) to luxurious condos. Its proximity to Orchard Road, Singapore’s premier shopping belt, the Botanic Gardens, a Unesco World Heritage site, the Central Business District, Marina Bay and leading international schools makes it highly sought-after by the affluent both locally and abroad.
Nassim Park Residences, an ultra-luxurious freehold condominium, is nestled on Nassim Road in prime District 10. It comprises exactly 100 apartments — four-bedroom en suite or the five-bedroom en suite penthouses, housed across the four low-rise blocks on a sprawling land plot of almost 250,000 sq ft.
A prime 3,466 sq ft four-bedroom en suite unit has been put up for sale with a guide price of about S$5000psf. It is positioned in the corner stack of the elevated block that has not seen any resale transaction since the condo’s TOP in 2011, making it exceptionally rare.

Besides its prestigious locale and rarity, Nassim Park Residences has shown strong price resilience compared to other similar high-end properties in Districts 9 and 10, says its exclusive marketing agent, Betty Chandra from OrangeTee & Tie. “It is interesting to note that there is a relatively higher ratio of local versus foreigner ownership at Nassim Park Residences, compared to other luxury projects in Districts 9 and 10,” says Chandra.
Large-format luxury homes like this have traditionally been favoured by foreigners and permanent residents due to restrictions on purchasing landed properties. Although the number of foreign buyers has declined following recent Additional Buyer’s Stamp Duty (ABSD) hikes, interest in these properties remains strong. These apartments are increasingly popular with Singaporeans, many of whom are choosing them over landed homes. Chandra adds that she has recently completed transactions on other large apartments, priced between $7.5 million and $16 million, purchased by Singaporean families for their own use.
Real estate investment in Singapore is closely tied to our collectivist culture and legacy planning. Local investors tend to hold these properties for the long term, making them less vulnerable to policy changes and resale volatility, she adds.

In addition, the average price trends of Nassim Park Residences also showed stronger growth over the past seven years, compared with other similar-sized properties in the Central Core Region (CCR) as well as in Districts 9 and 10, making it a compelling choice as a legacy home for high-net-worth individuals.
Developed by a consortium comprising Singapore-listed property firm UOL Group, Kheng Leong Co. (the investment vehicle of billionaire Wee Cho Yaw) and Tokyo-based Orix Corp, the project is designed by Singaporean architect Chan Soo Khian, Japanese landscape architect and Zen monk Shunmyo Masuno and the late French interior designer Christian Liaigre, each respected for their distinctive contributions to architecture and design.
Accessed via a private lift, this pristine and meticulously maintained luxury residence is in superb move-in condition. A striking main foyer, clad in warm wood panelling, flows into spacious, airy living and dining areas. The apartment also features a glistening reflective pool with timber decking on the northeast-facing covered balcony, extending the living space and making it ideal for entertaining. Aside from the generous living space, there are 4 luxurious ensuite bedrooms, a reading room, gourmet and asian kitchen and a utility area.

The condo grounds are a tranquil private retreat adorned by Zen-inspired landscaping, communicating the principles of waseikeijyaju — harmony, respect, purification and tranquillity. Complementing the theme is a clubhouse offering a gym, yoga and spa facilities and a spacious lounge for hosting private parties and events, together with a pool, jacuzzi and playground.
The sense of luxury at Nassim Park Residences extends well beyond the apartment and its lush, manicured grounds. Driving home along the tree-lined Nassim Road feels like a return to a timeless sanctuary.
Given the rarity and the sizeable Freehold grounds, this prime and immaculate residence is an excellent choice for those seeking refined, tranquil living, wealth preservation, and a legacy asset to be cherished for generations.
