A third-floor retail shop in People’s Park Centre is up for sale at $18 million through an expression of interest (EOI) exercise. The strata unit measures an estimated 6,415 sq ft, which means the price works out to $2,806 psf.
The shop is one of the biggest units at People’s Park Centre, said Huttons Asia — which is marketing the unit — in a May 6 release. It is currently leased to fabric and sewing materials supplier SMH Craft at a monthly rental of $30,000, reflecting a gross yield of 2%, the agency adds.
Lee Sze Teck, senior director of data analytics at Huttons Asia, highlights that only two units exceeding 5,000 sq ft have changed hands at People’s Park Centre over the last five years, based on available caveats.

One of these deals occurred in February, when a 5,705 sq ft unit on the first floor sold for $28 million ($4,908 psf). Before that, a 7,190 sq ft unit on the second floor fetched $20.75 million ($2,887 psf) in March 2021.
Located at 101 Upper Cross Street in Chinatown, People’s Park Centre is a mixed-use development comprising retail, office and residential units, along with a carpark. Completed in 1970, the 99-year leasehold development is next to the Chinatown MRT Interchange on the North-East and Downtown Lines.
People’s Park Centre was put up for collective sale in 2022 with a reserve price of $1.8 billion, but did not find a buyer.
The EOI will close on May 31.
