To Sarah Ng: “From shipbuilding yards to funeral services, from central kitchens to farms, from logistics operations to specialised manufacturing, industrial properties house the essential services that make daily life possible.”
Ng says candidly: “Industrial properties may not be glamorous, but they are essential. They are where businesses produce, store, distribute and scale. Every industrial transaction is more than a sale or lease — it is part of the infrastructure that allows SMEs to grow, create jobs and keep Singapore’s economy moving.”

The industrial real estate difference
Unlike the near-perfect market information available in residential real estate, where online portals display clear listings and property details, industrial real estate operates differently.
For instance, within the same building and on the same floor, one unit might permit carpentry operations while an adjacent unit cannot, due to technical requirements invisible in floor plans. This complexity is precisely why industrial realtors need to build technical expertise, as the market runs on high trust, and deals flow from referrals and networks.
The regulatory landscape is equally complex.
“With industrial properties, you’ve got to seek clearance from BCA (Building and Construction Authority), URA (Urban Redevelopment Authority), SFA (Singapore Food Agency), LTA (Land Transport Authority), and NEA (National Environment Agency). It is not just about finding a buyer for a unit. You must understand whether the business can actually operate there.”
Different trades require different approvals, and the clearance process often involves longer timelines, technical checks and regulatory considerations that must be managed carefully.

The business-first model
Sarah Ng’s 17 years of experience have given her an almost encyclopaedic knowledge of Singapore’s industrial landscape. Yet she remains acutely aware that knowledge alone is not enough. For experienced agents transitioning from residential deals, mentorship can accelerate success, with one realtor seeking detailed advice consistently and clocking $200,000 in commissions within three months of joining.
This results-oriented and business-focused mindset also explains SNRE’s ability to secure exclusive projects.
