Asia Pacific real estate investment manager SC Capital Partners has commenced construction on a large-scale Grade A industrial park in Ras Al Khaimah, marking its first ground-up development in the Gulf Cooperation Council (GCC) and a significant step in establishing a regional industrial platform.
Located within the Ras Al Khaimah Economic Zone, the project spans approximately 300,000 sq m and is the inaugural development under the firm’s GCC real estate industrial development fund (GRID), its first dedicated industrial development fund in the region. The fund is co-sponsored with a global real asset manager, reflecting growing institutional interest in GCC industrial real estate.
Designed as a high-specification, institutional-grade facility, the industrial park targets high-tech manufacturers and logistics operators seeking modern space in the UAE. It will feature clear ceiling heights of up to 11 metres and floor loading of up to five tonnes per square metre — specifications aligned with advanced manufacturing, automation and large-scale logistics requirements. Sustainability considerations have also been integrated into the design, including water-saving systems and other ESG-related features.

The development comes amid rising demand for modern industrial space in the northern emirates, supported by structural trends such as manufacturing localisation, trade diversification and the expansion of regional logistics networks. According to SC Capital Partners, tenant interest has already surpassed the project’s planned gross floor area, highlighting a shortage of institutional-grade industrial assets in Ras Al Khaimah.
Construction is expected to be carried out in phases, with delivery aligned to tenant requirements to provide flexibility in leasing and fit-out. The project is being developed in partnership with the firm’s industrial partner, which will act as development manager, asset manager and operator.
The groundbreaking coincides with the appointment of Yazan Masri as managing director, investments (Middle East), reinforcing SC Capital Partners’ long-term commitment to the region. Based in Abu Dhabi, Masri will lead investment and business development activities across the Middle East, including deal origination, execution and the cultivation of local partnerships.
Masri brings more than 20 years of experience in real estate private equity and principal investing across the region, with a background spanning acquisitions, structured transactions and platform-building.
