A semi-detached house on a 999-year leasehold site at Jalan Arif in Kovan will be put up for auction on Feb 28. Occupying a land area of 5,573 sq ft, the property has an asking price of $6.7 million, according to Huttons Asia, which is handling the sale. The price translates to $1,200 psf on the land area.
The property, which sits on a regular-shaped site, is ideal for redevelopment or renovation, notes James Wong, head of sales and auction at Huttons Asia. “This is a rare opportunity for buyers seeking inter-generational living to acquire a good-sized piece of land with a wide frontage in a popular residential enclave at Kovan,” he adds.
Lee Sze Teck, Huttons Asia’s senior director of data analytics, observes that semi-detached homes in the vicinity are rarely up for sale. “In the past one year, only one semi-detached house on a 2,347 sq ft land was transacted at $1,998 psf. This shows the exclusiveness and desirability of the neighbourhood," he says.
