A six-storey industrial building at 10 Tampines Industrial Avenue 3 is up for sale through private treaty with an indicative price of $380 million. The building occupies a land area of about 998,330 sq ft, with a gross floor area of 1.91 million sq ft.
The property has a remaining land tenure of 34 years, says exclusive marketing agent Cushman & Wakefield. It also has an unutilised plot ratio, offering future owners the opportunity to further optimise land use.

Brenda Ong, executive director for logistics and industrial markets at Cushman & Wakefield, highlights that the property has a well-maintained cleanroom ready for immediate use, which would appeal to companies in the semiconductor, wafer fabrication and electronics sectors.
The property is located within one of Singapore’s four wafer fabrication parks, with the other three being in Pasir Ris, Woodlands and the North Coast.
Other features of the property include an MTM dual-source 50 megavolt-amperes incoming power supply, water supply for constant cooling, and several loading bays. It also comes with an ancillary office.
