Two St Regis Residences Singapore units for sale at $6.4 mil and $18 mil each

A 2,594 sq ft, three-bedroom unit and a 6,684 sq ft, five-bedroom “sky villa” duplex penthouse at St Regis Residences Singapore in District 10 around the Tanglin area will be put up for auction on Jan 16.
Both units are offered for sale by different owners at Knight Frank’s upcoming auction. The three-bedroom unit has a guide price of $6.4 million ($2,467 psf), while the penthouse has a guide price of $18 million ($2,693 psf).
Sharon Lee, head of auction and sales at Knight Frank Singapore, says this is the first time that either property has been put up for auction.

The three-bedroom unit on the sixth floor has an entertainment room, private lift access and full marble flooring for the living and dining areas.
The owner purchased the property from the developer in April 2007 for $6.1 million ($2,354 psf).
The five-bedroom duplex penthouse on the 22nd and 23rd floors comes with a private pool. It is one of seven sky villas at St Regis Residences. The unit provides a 180-degree panoramic view from the living and dining area.
Lee says this is currently the only sky villa on the market for sale. The owner had acquired the property through a resale in June 2011 for $13.2 million ($1,975 psf).
Located on Tanglin Road in prime District 10, St Regis Residences has 173 units of 999-year lease across two 23-storey towers. The project is adjacent to the 299-room luxury hotel, St Regis Singapore.
The project has a variety of three-bedroom units starting from 1,507 sq ft and four-bedrooms from 2,153 sq ft.
The property’s seven sky villas are on the 22nd and 23rd floors and have sizes from 5,000 sq ft to 7,200 sq ft. Additionally, there are seven other penthouses or sky suites on the 22nd and 23rd floors, which are a mix of three simplexes and four duplexes.

St Regis Residences Singapore, launched in 2006, pioneered luxury hotel-branded residences. Residents can enjoy the hospitality services of St Regis, which are on-demand, such as housekeeping, butler or babysitting services.
Based on caveats lodged in the past 12 months, units at St Regis Residences Singapore sell for an average price of $2,494 psf. Owners enjoy an average monthly rental yield of $5.80 psf.
The development is within a short walk of the major malls along Tanglin Road and Orchard Road. The Orchard Boulevard MRT Station on the Thomson-East Coast Line is also nearby.
