A two-storey bungalow on Swiss Club Road in prime District 11 will be put up for its first auction by Edmund Tie and Co (ET&Co) on July 31. This is an owner’s sale with an indicative price of $12.3 million ($1,218 psf).
The Singaporean owner, who has been staying in the house, has decided to “downsize” to a condo that has a range of facilities and security. “The house is too big for them to maintain,” says Joy Tan, head of auction and sales at ET&Co.
Sitting on an elevated freehold plot of about 10,091 sq ft, with a wide frontage of about 60m, the property has a built-up area of about 2,852 sq ft. The bungalow will be sold with vacant possession on an “as in where is “ basis.

The bungalow currently comprises five bedrooms and a helper’s room, and is suitable for addition and alteration works, or redevelopment. On the first level is the car porch, a split-level dining area, a living area that extends out to a patio. The living area has a high ceiling and views of the “sprawling garden”, adds Tan. A bedroom with an en suite bathroom and the helper’s room are on the first level as well. On the second floor, there are four bedrooms, including the master bedroom with an en suite bathroom.
Located within the Swiss Club Road Good Class Bungalow (GCB) area, and off the prime Bukit Timah and Dunearn Road areas, the bungalow is an eight-minute walk from The Grandstand, a family lifestyle destination in Bukit Timah. An array of retail services and F&B outlets can be found there. The house is also a six-minute drive from Beauty World Plaza, Bukit Timah Plaza, and Bukit Timah Market and Food Centre.
