Here is this week’s data-led look at Singapore’s property market, covering record transactions, rental benchmarks and the most searched homes on EdgeProp.
The following insights are compiled from EdgeProp Buddy, URA Realis and data.gov.sg, downloaded as of April 14.

Non-landed private homes — new launches, resales and rents

Among the new launches, the 748-unit executive condo Coastal Cabana, at Jalan Loyang Besar in Pasir Ris, was in pole position with nine units sold. It was followed closely by the freehold, 818-unit The Continuum and 107-unit Arina East Residences. Five of the 10 most transacted new-launch condos over the past fortnight were in the East Region, including the 588-unit Pinery Residences in Tampines. Another project in Tampines that ranked among the top 10 new launches was the 1,193-unit Parktown Residence, which moved another four units over the past fortnight.

Three of the top 10 new-launch projects were mixed-use developments, such as the 188-unit Aurea on Beach Road in District 7, the 348-unit The Robertson Opus, and the 366-unit Union Square Residences.
In the west, the two new launches that saw activity were the 501-unit Elta at Clementi Avenue and the 540-unit Narra Residences at Dairy Farm Walk.

Topping the charts in terms of priciest private condominiums (by absolute price) is the luxury 70-unit private condo Tomlinson Heights in prime District 10. The 17th-floor unit in the 36-storey tower changed hands for $10.6 million. The price translates to $3,862 psf, which, based on caveats recorded, is the fifth-highest achieved in the development since the freehold project in a prime District was launched in 2010.
The second-highest transaction was for the 3,757 sq ft penthouse on the 29th floor of the freehold St Thomas Suites, which fetched $8.8 million ($2,343 psf). Based on caveats lodged, the owner has held it for over a decade, having purchased it for $6.76 million ($1,800 psf) in September 2015. The 176-unit freehold St Thomas Suites is located on St Thomas Walk, off River Valley Road in prime District 9. It was launched in early 2007 and completed in 2010.
The third priciest private condo transaction over the past fortnight was for a ground-floor unit at the 66-unit, freehold boutique development, The Botanic on Lloyd. Located off Oxley Road and the main River Valley Road, The Botanic on Lloyd was launched in 2003 and completed in 2006. The 3,488 sq ft, four-bedroom unit that changed hands for $7.48 million ($2,145 psf) in early April was also the highest absolute price achieved in the development in 23 years.

In the resale market, large-scale 99-year leasehold developments completed in recent years stole the show. At the top is the 1,399-unit Parc Esta (completed in 2022), which fronts the Eunos MRT Station in the east, and the 1,410-unit The Florence Residences, located off Hougang Avenue 2 in the northeast region (completed in 2023).

Executive condos such as the 418-unit Twin Fountains in Woodlands and the 628-unit Rivercove Residences in Sengkang were also popular. Twin Fountains was completed in 2016, which means it will be 10 years old this year. Owners can sell their units like other 99-year leasehold private condos, and foreigners can purchase them. Meanwhile, Rivercove Residences EC was completed in 2020, making it in its sixth year, and units can be sold only to Singaporeans and permanent residents (PRs).

Two lists showing the most searched new-launch and resale condos for sale on EdgeProp.sg over the last seven or 30 days. They include Pinery Residences, Vela Bay, Tengah Garden Residences, Normanton Park, Treasure At Tampines and Marina One Residences.
Pinery Residences dominated searches among new-launch projects over the past seven days. It was followed closely by two other projects slated for launch on April 25: the 515-unit Vela Bay at the new Bayshore precinct and the 863-unit Tengah Garden Residences in Tengah Town in the west.
In the resale market, the five most-searched condos were large-scale developments with more than 1,000 units. Leading the pack is the 1,862-unit Normanton Park (completed in 2023), followed by the 2,203-unit Treasure at Tampines, the 1,052-unit Marina One Residences, the 1,129-unit Reflections at Keppel Bay and the 1,111-unit The Sail @ Marina Bay.

In the rental market, the most searched-for condos were The Blossomvale on Dunearn Road (completed in 1999) and a short walk from the King Albert Park MRT Station (Downtown Line). This was followed by the 124-unit Atrium Residences along Geuylang Road, about a five-minute walk to the Aljunied MRT Station (East-West Line). The 638-unit Leedon Green, completed in 2023, was another popular search among renters. Situated at the corner of Holland Road and Farrer Road, it is within walking distance of Farrer Road MRT Station (Circle Line).

Landed homes — highest transacted prices and rents

In the landed housing segment, the highest transaction recorded over the past 14 days was for a corner terraced house at Ming Teck Park, a housing enclave off Sixth Avenue and Holland Road in prime District 10. The 999-year leasehold corner terraced house sitting on a 3,639 sq ft site changed hands for $9 million ($2,473 psf). It is also the highest recorded terraced house transaction (by absolute price) in Ming Teck Park to date.
The second-highest deal was for a semi-detached house at Namly Avenue, which changed hands for $8.8 million ($2,756 psf). The freehold property sits on a land area of 3,193 sq ft, and is also located in Shamrock Park, off Sixth Avenue in prime District 10.

The third-highest landed housing deal was for a terraced house on Worthing Road in Serangoon Garden Estate, which changed hands for $6.318 million ($1,571 psf). The property was completed in 1992 and sits on a freehold site of 4,021 sq ft. It is the second-highest terraced house transaction in Serangoon Garden to date. The highest was achieved just last month, when a 999-year leasehold terraced house completed in 2024, changed hands for $6.7 million ($3,100 psf) in March 2026, based on caveats lodged. However, the property sits on a land area of 2,161 sq ft.

HDB flats — top prices and rents, most transacted blocks

Topping the charts for highest-priced HDB flats is a 1,023 sq ft, four-room unit on the 34th-36th floor at Pinnacle@Duxton. 1C Cantonment Road is one of the seven interlinked high-rise 50-storey blocks that make up the 1,848-unit Pinnacle@Duxton, one of the most iconic HDB developments in the city centre.
The second-highest HDB transaction was for a unit on the 19th to 21st floor of 79 Dawson Road, one of the two blocks that make up Dawson Vista, completed in 2019. The 1,151 sq ft, five-room unit changed hands for $1.438 million ($1,249 psf).
The third-highest deal was for a 1,217 sq ft, five-room flat between the seventh and ninth floors at 445A Clementi Avenue 3. The unit fetched $1.408 million ($1,157 psf). The block at 445A Clementi Avenue 3, one of the two high-rise blocks that make up Clementi Crest, was completed in 2021. Owners will be able to resell their flats, as they have reached their minimum occupation period (MOP) of five years. The highest transaction recorded for a five-room unit in the block was in January this year, when a 1,216 sq ft unit fetched $1.51 million ($1,241 psf).

The most transacted HDB over the past 14 days was at 462C Yishun Avenue 6, which is part of an HDB estate named Blossom Spiring @ Yishun and fronts a park. The BTO project was launched in November 2014 and completed in 2019.
Another HDB block that saw activity over the past fortnight was an old HDB block at 68 Bedok South Avenue 3. It was completed in 1977 and is situated next to the private condos at Parbury Avenue and the houses at Lucky Valley. It is also across the road from Temasek Primary and Secondary schools and the upcoming Bedok South MRT Station (Thomson-East Coast Line) at the new Bayshore precinct.
Another HDB block that has seen activity over the past 14 days was 468B Bukit Batok West Avenue 9, in an estate known as West Plain @ Bukit Batok. It was completed in phases from 2019 to 2021. Most of the units have therefore crossed their five-year MOP.

The highest monthly rent of $6,000 was achieved for a five-room flat at 95 Havelock Road in the Bukit Merah HDB estate. The single 25-storey block of just 96 units was completed in 1982 and situated in Bukit Merah, right at the city fringe. All units are five-room, with sizes ranging from 1,270 to 1,302 sq ft. It is situated less than 100m from the Havelock MRT Station (Thomson-East Coast Line).
The second-highest rent, $5,850 per month, was achieved for another five-room flat of about 1,270 sq ft, this time at 1 Hougang Avenue 3. The HDB block was completed in 1974 and is situated within the established Hougang HDB estate, with a bus stop in front and the Hougang Community Centre next door.
The third-highest rent, $5,700 a month, was recorded for a five-room flat at 3 Ghim Moh Road. Completed in 1975, the block has 219 units, mainly a mix of three- to five-room flats, and is located near the Buona Vista MRT Interchange Station (Circle Line/East-West Line).

The most-searched HDB block on EdgeProp.sg over the past 30 days was 458 Choa Chu Kang Avenue 4. The 16-storey HDB block was completed in 1998 and contains predominantly five-room and executive flats. It’s also near the upcoming Choa Chu Kang West MRT Station (Jurong Region Line). The second most-searched HDB block was 116 Bukit Merah Central, completed in 1977, and within walking distance of the Redhill MRT Station (East-West Line).
Third on the list among searches is 18 Bedok South Road, which is located next to the market and hawker centre, across the road from the new campus of Temasek Junior College and near Bedok MRT Station (East-West Line).
