Here is this week’s data-led look at Singapore’s property market, covering record transactions, rental benchmarks and the most searched homes on EdgeProp. The following insights are compiled based on data from EdgeProp Buddy, URA Realis and data.gov.sg, downloaded as of April 7.
Non-landed private homes — new launches, resales and rents
Among new condo launches with the most transactions, Pinery Residences was in pole position, with 536 deals recorded during the 14-day period as of April 7. The 99-year leasehold project in Tampines debuted in late March, achieving a 92.5% take-up rate at an average of $2,546 psf.
Next on the list was Parktown Residence, which saw 19 transactions. Also in Tampines, the 1,193-unit mixed-use development in Tampines went on the market in February 2025 — the developers had moved 1,041 units at an average of $2,360 psf at its launch weekend.

Coastal Cabana EC in Pasir Ris followed with nine deals during the period in review.
Other new launches that made the list included The Continuum (eight transactions), One Marina Gardens (six) and Narra Residences (five).

As for the priciest non-landed homes sold, a 29th-storey apartment at freehold project Newton One topped the list for the past fortnight, fetching $12 million ($2,053 psf). Located along Newton Road in District 11, apartments at the 91-unit boutique development come with private lift lobbies. In 2024, the project scored a psf-price high of $2,375 psf with the sale of a one-bedder for $4.55 million.
The second most expensive condo deal was for a unit on the 15th floor of The Grange, changing hands for about $7.4 million ($3,259 psf). The four-bedder set a new psf-price peak of $3,259 psf for the District 10 freehold development.
At The Waterside, two units made the list of highest-priced condo transactions for the period in review. The higher-floor apartment fetched close to $5.8 million while the other went for $5.3 million. Situated along Tanjong Rhu Road in the Rest of Central Region, the freehold condo houses 502 spacious units and was completed in the 1990s.

The most transacted resale condos posted three deals each in the last 14 days. They included Affinity at Serangoon in District 19, Normanton Park in District 5, and Thomson Grand in District 20.
Others on the list logged two deals each — such as Park Colonial, Lush Acres and Rivercove Residences.

In the rental market, the most popular rented condo in the Outside Central Region (OCR) or suburbs was Treasure at Tampines in District 18 with 45 rental deals, based on latest available data.

Following closely were Parc Clematis in Clementi and Watertown in Punggol with 42 rental transactions each during the period in review.
Other popular rented condos in the OCR included J Gateway in Jurong East with 38 deals, as well as Affinity At Serangoon with 35, and also The Florence Residences in Kovan and Bayshore Park — each recording 31 leasing transactions.

When it comes to the volume of searches on EdgeProp Singapore over the last seven days, the most searched new-launch condos for sale included Pinery Residences in District 18, River Modern in District 9, Canninghill Piers along Clarke Quay in District 6, and Pinetree Hill in District 21.
Meanwhile, the most searched resale condos for sale in the last month included Normanton Park in District 5, City Gate along Beach Road in District 7, Reflections At Keppel Bay in District 4, and Piccadilly Grand in District 8.

The most popular condos among prospective tenants, based on search volume, included City Gate in District 7, Varsity Park Condominium along West Coast Road, North Park Residences in Yishun, and The Solitaire on Balmoral Park in District 10.

Landed homes — highest transacted prices and rents
In the landed residential segment, the most expensive deal in the past fortnight, based on data downloaded as of April 7, was for a house on Kingsmead Road in prime District 10, near Coronation Road and Farrer Road. The property was purchased for nearly $22 million ($1,808 psf) at the end of March.
Meanwhile, along Duchess Road also in District 10, a landed home changed hands for $13.2 million ($3,116 psf).
Also on the list of highest-priced landed properties transacted was a house on Langsat Road, off Geylang Road and Still Road in District 15, fetching $8 million ($2,775 psf).
A landed home in Tai Yuan Heights off Lorong Chuan in District 19, sold for about $7.4 million ($1,183 psf).

HDB flats — top prices and rents, most transacted blocks
In Singapore’s public housing resale market, the priciest deal during the 14-day period in review was for a unit on the 22nd to 24th storeys at Block 273A Bishan Street 24. Sold for $1.58 million ($1,223 psf) in late March, the flat is part of Natura Loft — a Design, Build and Sell Scheme (DBSS) project famous for high-floor views.
Two units at another DBSS development, The Peak @ Toa Payoh along Lorong 1A Toa Payoh, changed hands during the fortnight. One commanded a price tag of $1.52 million ($1,238 psf) while the other, in a neighbouring block and slightly lower floor, was sold for $1.51 million ($1,199 psf).
Meanwhile, a low-floor flat at Block 9A Boon Tiong Road in the Tiong Bahru View project in Bukit Merah went for $1.45 million ($1,203 psf).

The HDB blocks with the most transactions in the past fortnight included those situated along Ang Mo Kio Street 23, Woodlands Drive 16, and Tampines Avenue 8. Each block recorded four deals.
Also on the list were HDB blocks on Bedok Reservoir Road, Senja Road in Bukit Panjang, and Bidadari Park Drive.

What about the HDB leasing market? Those fetching the highest rents included a five-room flat at Block 1 Hougang Avenue 3, which is going for $5,850 per month based on an April 1 contract. The block is about 10 minutes by bus to Hougang Mall and Hougang MRT Station.
A five-room flat at Block 3 Ghim Moh Road — near Buona Vista MRT Station and the One Holland Village mall — is being rented for $5,700 per month.
Meanwhile, an executive unit at Block 150 Mei Ling Street is bringing in $5,200 in monthly rent. The flat is a roughly eight-minute walk to Queenstown MRT Station.

When it comes to the volume of searches on EdgeProp Singapore, the most searched HDB blocks over the last month included those located on Jurong West Street 93, Dawson Road, Clementi Avenue 3, Clementi West Street 1, Fernvale Road in Sengkang, and Yung Kuang Road in Jurong West.
