Duplex penthouse at 8 Orange Grove on the market for $12.8 mil

A duplex penthouse at 8 Orange Grove has been put on the market for $12.8 million. Based on its size of 5,436 sq ft, the asking price translates to $2,355 psf.
“That is equivalent to the psf price of some new 99-year leasehold launches in the suburbs or Outside Central Region,” says Vera Wang, senior manager at Knight Frank’s Private Office and sole marketing agent for the property.
The penthouse is one of only two in the freehold, 19-unit boutique development completed in 1989. Located along Orange Grove Road in prime District 10, the project sits within the prestigious residential enclave surrounded by Ardmore Park, Nassim Road and Tanglin Road.

Developed by Wing Tai Holdings, the 15-storey apartment block comprises a mix of four- and five-bedroom units. The second to sixth floors contain two apartments each, all four-bedroom units measuring 2,745 sq ft.

The seventh to 13th floors house five-bedroom units ranging from 5,296 to 5,425 sq ft. Each simplex occupies an entire floor. The two duplex penthouses of 5,436 sq ft each are on the 14th floor.
The penthouse on the market belongs to an American couple who bought the property in 2005. It had served as their family home for nearly 20 years before they relocated to Switzerland last December and decided to sell the unit.
Although the owners have moved overseas, the apartment continues to be maintained by the family’s long-time live-in helper.

A 1980s luxury apartment with generous proportions

According to Wang, the penthouse exemplifies the spacious luxury homes built in the 1980s. Apartments from that era tend to feature expansive living and dining areas, generously sized en suite bedrooms, and equally spacious kitchens.

To elevate these generous proportions with a more contemporary luxury aesthetic, the owners engaged international hospitality design firm Hirsch Bedner Associates (HBA) shortly after purchasing the unit. HBA is known for projects such as the Four Seasons Hotel Singapore, the Waldorf Astoria Dubai Palm Jumeirah, and the Mandarin Oriental Wangfujing Beijing.

The apartment was reconfigured to suit a family of three, plus two helpers. The living and dining areas were opened up to create a space large enough to entertain up to 80 guests, says Wang.
Large windows frame views of the Orchard Road skyline and the Singapore Botanic Gardens, while a sweeping staircase and cascading crystal chandelier anchor the entrance foyer.

On the first level, an en suite bedroom was converted into a study for the husband. The kitchen includes a breakfast corner and a large island counter, while the utility area was redesigned to accommodate a helper’s suite with an air-conditioned bedroom, a walk-in closet, and an en suite bathroom.

A separate service lift serves the rear utility area, where a balcony overlooks Ardmore Park.
The second level features a library and reading corner, a small exercise area, a study for the wife, and a home theatre.

All four bedrooms on this floor are en suite. One bedroom adjoining the master suite was converted into a his-and-hers dressing room. It is connected to the master bedroom and the master bathroom, which features a bathtub, double shower, dual-sink vanity top, and a separate water closet with a bidet.

The master bedroom comes with picture windows framing views of the Tanglin and Cuscade area, a feature wall with a white marble mantlepiece, and double doors leading to the dressing room.

“The next owner can either retain the existing interiors or renovate the apartment to suit their own lifestyle needs,” says Wang.

Orange Grove: An overlooked enclave

According to caveats lodged, the most recent transaction at 8 Orange Grove took place in June 2024, when a 2,874 sq ft, four-bedroom unit was sold for $6.3 million ($2,192 psf).
Within the Orange Grove enclave, the latest transaction was at the freehold, 46-unit Orange Grove Regency, where a 1,507 sq ft, three-bedroom apartment changed hands for $3.5 million ($2,323 psf).
The most recent new launch in the neighbourhood was the 72-unit The Orange Grove. Developed by Ho Bee Land, it was launched in 2007 and completed in 2010. Its latest resale transaction involved a 2,153 sq ft, three-bedroom unit sold for $4.9 million ($2,276 psf) in July 2024.
Another nearby project by Ho Bee Land is the freehold, 60-unit Orange Grove Residences, launched in 2007 and completed in 2009. Recent resale transactions there include a 2,207 sq ft, four-bedroom unit sold for $4.88 million ($2,212 psf) in February 2025; and a larger 2,390 sq ft, four-bedroom apartment which fetched $5.15 million ($2,155 psf) in November 2024.

Wang believes the Orange Grove enclave remains “overlooked” because there has not been a new project launch in the area for nearly two decades.
“Consequently, projects in Orange Grove are undervalued,” she says.
She also notes that duplex penthouses exceeding 5,400 sq ft are increasingly rare in today’s market.
Before joining Knight Frank, Wang spent 15 years at Wing Tai Holdings, where she marketed luxury developments including the 43-unit Le Nouvel Ardmore, designed by Pritzker Prize-winning French architect Jean Nouvel. The project achieved record prices of about $5,800 psf for two units sold in 2022, and is now fully sold.
The penthouse at 8 Orange Grove is being offered for sale by private treaty. Previously marketed at $13.8 million, the asking price has since been reduced by $1 million.
“The owners are genuine sellers,” says Wang.
