Nava Grove hits new price high of $2,802 psf

Nava Grove, a 99-year leasehold condo along Pine Grove, scored a new psf-price high when a 700 sq ft two-bedder on the 24th floor fetched $1.96 million ($2,802 psf) on April 29.
The transaction also tops the list of apartment and condo deals that set new psf-price highs during the week of April 28 to May 5.

The April 29 sale marks the first time that a unit at Nava Grove has transacted above $2,800 psf. The condo’s previous record of $2,782 psf was set on March 9 when the developer sold a 786 sq ft, two-bedroom unit for $2.19 million.

Nava Grove is a 552-unit development in District 21. The project, which is slated for completion in 2028, comprises two- to five-bedroom units ranging from 624 to 1,722 sq ft.
The development achieved a take-up rate of 65% during its launch weekend in November 2024, with units sold at an average price of $2,448 psf. It is currently 98% sold with prices averaging $2,490 psf, based on URA caveats.
The highest absolute price recorded at the project thus far is for a 1,722 sq ft unit that fetched $4.63 million ($2,688 psf) on March 16.
The runner-up project for the week was Park Colonial, another 99-year leasehold condo. It saw a new high of $2,721 psf with the sale of a 1,066 sq ft three-bedder for $2.9 million on April 28.

The latest transaction exceeds the condo’s former record of $2,621 psf, which came from the sale of a 1,023 sq ft, three-bedroom unit for $2.68 million in May last year.
Completed in 2021, Park Colonial is an 805-unit condo on Woodleigh Lane, off Upper Serangoon Road in District 13.

It consists of six residential blocks of 14 to 15 storeys, with one- to five-bedroom units spanning 463 to 2,185 sq ft.
The condo is a three-minute walk to Woodleigh MRT Station along the North East Line. Several schools are located within a 1km radius, including St Andrew’s School (Junior), and Maris Stella High and Cedar Primary schools.
Ranking third in the week’s psf-price highs was Bloomsbury Residences. The developer sold a 1,206 sq ft unit for $3.28 million on May 3, setting a new high of $2,717 psf.

The price inches past the development’s prior record of $2,716 psf, set by the sale of a 689 sq ft two-bedder for $1.87 million last November.
Bloomsbury Residences is a 99-year leasehold development located at Media Circle in District 5. Comprising three residential blocks, the 358-unit apartment features two- to four-bedroom units. It also has four- to six-bedroom penthouses.
Launched in April 2025, Bloomsbury Residences has scored a take-up rate of 84% at an average price of of $2,525 psf thus far.

In terms of absolute price, the most expensive unit transacted at Bloomsbury Residences was a 2,131 sq ft penthouse. The developer sold it for $5.75 million in April 2025.
There were no new psf-price lows for the week.
